Kansas and Missouri are known for their springtime rain showers that can bring torrential down pours that flood more than just the creeks and rivers.

After a significant rain, some basements can flood. The most frequently asked question is why did my basement flood?

Is there a drainage or gutter line that is clogged? Did the sump pump not kick in? The list can go on, but it is important to find the underlying issue that is causing the flooding to occur in the first place.

InspectorNick.com has customizable inspection packages that will work with your specific needs.

All home sellers need to know that no house is perfect. Even in a new home there are bound to be some issues that a home inspector will uncover.

Pre-Listing Home Inspections shed light on any issues the house may have that the owner was unaware of. This can be very beneficial when placing the house on the market.

Pre-Listing Home Inspections give the home seller a chance to fix any issues that may work against them in the sale of their home.

If the home owner is selling the house “as is,” they are able to list any problem areas to potential buyers. Buyers appreciate full disclosure, and InspectorNick.com has seen more houses close because of trust and transparency gained through a pre-listing inspection.

Pre-Listing Home Inspections are not required, but they are recommended. For more information regarding pre-listing home inspections, please contact InspectorNick.com:

Termites are a big problem for homeowners. They cause severe wood damage and can affect the sell or purchase of a home. During the summer months, termite evidence is often seen around baseboards, around the outside of wood sided homes and the access points to their colonies.

Kansas is home for subterranean termites and unlike other insects; subterranean termites do not hibernate during the winter months. Subterranean termites move deeper into their colonies.

Subterranean Termites will travel over your foundations via mud tunnels called “shelter tubes”. Shelter tubs are used to provide protection from the drying elements, as termites require high humidity within their colony.

Termites may reside within the soil under large concrete structures like garage floors, rear basement floors of rear walkout basements, etc., and travel through the “cold joint” the small seam between the concrete floor and interior or vertical foundation walls into the house preventing view from the exterior since this happens at the interior level.

Although there is not as much evidence of termites during the winter months, a trained inspector will be able to notice termite damage.

This year in Kansas and Missouri winter weather has been extremely mild which has only increased the subterranean termite activity causing them to be more prevalent in the “winter months”.

Signs of a possible termite infestation could include visible signs such as a) termite wings b) bubbling or peeling paint c) mud tubes and d) wood damage.

The inspectors from InspectorNick.com do not carry binoculars with them, so with every home inspection, they get on the roof.

If your perspective home was recently inspected and the inspector did not get on the roof, give us a call. We offer 10 free roof inspections on a first come first serve basis in the Kansas City metro area.

When purchasing a home, it is definitely recommended to have the home inspected. Consider it a "medical physical" on the house.

This is to ensure the buyer knows exactly what they are purchasing and if there is anything that needs to be fixed before the final signature, the seller can have it repaired.

The true cost of a house is the needed and/or desired plus the purchase price of the house. If the total of these two cost exceed the actual value of the house, it's financially not a smart move. We help un-cloud those the numbers making it more of a pragmatic approach to purchase than being solely emotionally driven.

During the prospective home inspection, it is in the buyer’s financial interest and health interest to check for radon. Radon is a natural forming gas caused by the composition breakdown of uranium in soil, water and rocks and is a known carcinogen that is the 1st leading cause of lung cancer in non-smokers.

While the radon inspection costs some money upfront, it could potentially save you $900-$1200 prior to closing on the home, increasing your built in equity.

If a home tests high for radon during an inspection, the house is non-marketable, similar to a house with known active termite infestation until remedied and the current owner in most circumstances will pay for the mitigation system to be installed.

InspectorNick.com offers radon tests for $105 in specific home inspection packages.
