The reviews about good staff and spa/ pool must have stayed at the other Marriott down road (114 west 40th). This one (3 E 40th) has terrible service. My office HQ is down the street and when I travel to NY for work, I always stay at a close Marriott. I am a frequent Marriott customer. as I travel for business weekly and I am a rewards member. I have never experienced such rude staff behavior. More than once, when I entered the lobby, the staff was chatting amongst themselves and didnt even look up to notice I was waiting for service. When I arrived late at night and entered the lobby, the guy behind the desk did not even look up to greet me. Not only that, when I went to ask if they could keep my bag behind the desk while I walked around one day, they staff made me feel as if I were asking for some ridiculous request. They stared back at me and then replied "what's your room number." This is also the ONLY Marriott that I have ever travelled to that hasn't thanked me for being a rewards member upon check-in. To top it off, today I called down to the front desk because my flight was cancelled leaving LGA in the morning due to snow and so I asked for late check out tomorrow. The guy that answered immediately replied " you'll have to call back in morning" so I asked "ok, so I cant check out slightly late?" he bluntly replies " You'll just have to call back." I am more than disappointed and very angered by the staff attitude at this hotel. I will never stay here and I will also recommend to my entire company that we not patron this hotel for company trips to HQ anymore.

This hotel is very nice and clean and staff is very professional. THe pool is very nice and the spa is especially relaxing. The room I stayed in was very clean and neat and no complaints at all in that regard. I would highly recommend you stay here if you are in the Manhattan area for the night or weekend. awesome Hotel!

Breakfast in restaurant was contenentail, and they had no water for coffee, no substitutions allowed. Tight hallways but room was good. Mattress old but had good pad on it. Under renovation.

I would put this at the top of a short list for quality places to stay in NYC. Easy walk to Bryant Park and Time Square. We had a 2 double bed room and it was perfect. Yes it was small, but enough space to walk around each other and for our few bags. only 7 rooms per floor, so minimal noise from other guests. Front desk was great to work with and the hotel held our bags after checkout so we could attend our other events before leaving the city. Valet service had the car ready when requested. All the other reviews about restaurants, spas, and old, may have stayed at the other Courtyard. This one was well done, clean, and well maintained. It seemed in very new condition. Be aware that this one (3 E 40th!) does not have a restaurant or spa, but the diner/store next door was good for breakfast.

My family stayed at this hotel Dec 28 thru Dec 30, 2013. The stay started with some reservation mishaps but the staff went above and beyond to correct the situation. This is a place I would stay at again!!! The staff was very professional and caring about our well being!

Really disappointed In this Marriott on it facilities, But at least it's not a grimy place. Hotel staff is awesome. If they renovated I could recommend it but there are other hotel s for the same price that are not from 1980 and yellowed.
