IT’S COMING BEFORE YOU KNOW IT!!!!!!!!!!!!

WINTER is right around the corner, which means cold weather and BURST water pipes. When the weatherman forecast temperatures to get 25 degrees or below (which will be this weekend), it is recommended that you leave 1 or 2 water faucets dripping in the sinks to prevent pipes from BURSTING and water damage to
your house.

•When water leaks or spills occur indoors - ACT QUICKLY. If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.

•Clean and repair roof gutters regularly.

•Make sure the ground slopes away from the building foundation, so that water does not enter or collect around the foundation.

•Keep air conditioning drip pans clean and the drain lines unobstructed and flowing properly.

•Keep indoor humidity low. If possible, keep indoor humidity below 60 percent (ideally between 30 and 50 percent) relative humidity. Relative humidity can be measured with a moisture or humidity meter, a small, inexpensive ($10-$50) instrument available at many hardware stores. 

•If you see condensation or moisture collecting on windows, walls or pipes ACT QUICKLY to dry the wet surface and reduce the moisture/water source. Condensation can be a sign of high humidity.

DON’T LET THIS HAPPEN TO YOU

You have a water release in your home and you call your homeowners insurance company. They send an adjuster out who does a quick inspection and denies your claim for damage based on what you are told is policy language that speaks to a long term event and/or “repeated leakage.” 

Maybe the insurance adjuster is correct – maybe not.

Maybe after a quick inspection the adjuster ultimately and quickly strokes you a prepackaged denial letter and leaves you stranded with a lot of damage and a condition of wet and possibly moldy structure components.

In our many years of experience working on insurance losses, providing mitigation and restoration services of damaged structures, we are keenly aware that a lot of claim denials for water damage are not well investigated by insurance adjusters. Sometimes, when a homeowner gets help to challenge a denial, the decision to deny gets overturned.

This is why a homeowner’s interest is best served, if before the claim is called in, a call should be made to an “independent” professional “mitigation and drying company” who could determine the correct and proper loss origin and cause, as opposed to a “program” contractor sent out by the insurance company.

The insurance company’s program contractors are not likely to make any statements on your behalf.
