I have been living in a 6 bedroom house for almost a year now, that I have renting through parklane. There have been a multitude of problems with their services; primarily their readiness to fine you over the smallest things and the incredibly long time it can take maintenance to arrive. At first the house we were renting seemed fine, but over the course of the year everything has broken at least once. The longest it took them to send out somebody for house maintenance was just under 2 months and our boiler hasn't worked consistently for the entire winter, despite numerous but unsuccessful repair attempts. The days rent is due in for are always about a month before maintenance loans come in and they frequently have tried to charge us for various 'administration costs' of around £50. They have also tried to charge us £60 for cleaning hair off of the door to our washing machine, something we didn't even call in anyone to do. They have now tried to bribe us with an end of year party in return for voting for them in some landlord awards, which has prompted me to write this review. Do not be fooled by their nice office or friendly staff, they quickly resort to sending threatening sounding emails and ultimately just want to milk you for as much money as they can. Do not rent a house from them, it will be a mistake if you do.

Hi Troy, We are sorry to hear that you had so much trouble during your tenancy with us as we are always aiming to make the experience as smooth as possible for all out tenants. Unfortunately this can not always be possible as we deal with thousands of students each year. This means that we have a lot of houses to deal with at any one time and sometimes unfortunately the maintenance team can become stretched because of this. This is something we are striving to improve at the moment and although we do not like fining tenants sometimes this can be necessary in order to protect our business against damages to our property and unnecessary maintenance callouts. Although you may not be a tenant of ours at this time, it would be great if you could contact us and we can discuss these issues further in order to help us understand where we can improve and create a smoother experience next time. ls6@parklaneproperties.com Best Regards

This is the first place since I came to the UK as an international student that I want to continue to stay next year for a few reasons, but mainly I like the property and the customer service which is quite fast, reliable and handy as I can access most of the thing by internet or through the phone. I can say this is a good place to live, study and work if you are looking for a decent place and price at the same time. Highly recommended!! However I would like a more quiet flat than living with noisy flatmates. That's the only thing I hope in the future. At the moment, it is fine with other girls in the flat.

Having lived at The Triangle for 3 years, I think that says it all! Great facilities considering all rooms are en-suite, and flats include dishwashers and 46" TVs. It's great value for money, centrally located to the city centre/universities/Kirkstall; secure, and the maintenance team Hive are always at hand to help.

Everyone was really friendly in the offices and Andy found us the perfect house! Any problems weve found have been resolved immediately. I'd 100% recommend these to my friends.

so im a student and have been living at parklane properties for a year and let me warn everyone that it was a mistake of a lifetime and to rent from parklane would be selling your soul to the devil and allowing them to skin every bit of patience and self respect from you. i do not kid at all. In the past year theyve done mutiple viewings of our house without any notice, sent threatening emails, blamed my housemates and i for problems in the house being unable to be rented for next year even though every bit of fault has been due to house been in bad conditions over years before we came. also when we viewed the house they positioned all the furniture so that mould on walls cannot be seen so be careful. despite on our many requests have not fixed any of the faults we requested for example the boiler, which made it unbearable to stay during the cold seasons as no hot water for shower and heating. i literally had to curl up in a ball in my bed wrapped with 2 duvets and still wasnt enough. theyve also put on many of charges on the property without our notice just so they can keep our deposit and get more money. parklane basically dont care about you and want your financial problems go to absolute zero. they swayed me with so many promises and with appearance of helpful and friendliness but as soon as deposit was given they soon changed and caused me to lose all my money and made life absolute hell for us. take my advice and just go to any other place apart from parlane DO NOT rent or buy from parklane

Hi Mannan we are sorry for all the troubles you have had. Parklane lets hundreds of properties and if every tenant had the same complaints, we would very quickly be out of business. Thankfully the overwhelmingly majority of our tenants are happy with the service we provide and with the quality of our rented properties. We strive to be as accommodating as possible with our tenants but sometimes we need to protect our business with charges for damage to our property and unnecessary maintenance callouts which would otherwise unfairly come out of our pocket. Some of your claims, if true, are very serious indeed. Have you spoken to anybody in the office at all? Anything in writing? Were the most serious cases (e.g. no boiler in winter for a long period) escalated to a senior member of staff for investigation, and if so what was the outcome? Living in a rented property is governed by law and regulations, we are a proud member of Unipol and if you have a serious dispute with your landlord you can refer the matter to them for advice. While you may no longer be a tenant of ours, it would be great if you could contact us via email and provide information and evidence of your claims so that we can improve our service. Parklane Properties (in particular Liam) have been very helpful; they quickly respond to any problems that occur in in the property that I'm renting from them. The flats in The Triangle are modern, safe and in a good location in terms of the city centre and universities. I'd highly recommend The Triangle to students.
