Self-catering properties are facing a major increase in business rates this year, due to the 2017 revaluation. The system by which self-catering properties are assessed for rateable value is not fit for purpose - it produces anomalies and seems to be riddled with inconsistencies. The South West Tourism Research Company, commissioned by the South West Tourism Alliance, with a little help from EASCO, has produced a report that analyses the increases in business rates faced by self-catering holiday home owners in England and Wales. On average, it is a 45% increase. There are many variations.

Part of the problem is the secrecy behind which the Valuation office Agency operates. The formulae by which calculations are made are not made public. EASCO continues to press for transparency so that light may be shone on the way in which valuations are carried out and how consistently this is done around the country. Because the system is so poor, the VOA have a near-impossible task but nonetheless we want to see how they do it - we know the method in theory but not the reality.

EASCO has launched a new report by the University of Greenwich, entitled The Economic Impact of the Rutral and Coastal Self-Catering Sector in Emgland. The report was launched at the House of Commons on 11th October by kind permission of Neiol Parish MP.

This report examines the rarely-studied subject of the economic benefits of self-catering holidays for the communities in which those holidays are taken. We are all aware of the village pub that depends on tourists for customers, the small shops that serve a mixture of locals and visitors, that could not otherwise survive, and the cultural and entertainment facilities that are used by both the resident and visitor populations of many a seaside town. The report paits a picture of self catering and shows that for every self-catering property, on average one-third of a full-time-equivalent job is created. The sector is much used by people from the wealthier areas of England having holidays in less prosperous regions and as such transfers wealth to those poorer regions.

Some news about our study of the self-catering holiday home market with the University of Greenwich.  The study has now had around 500 responses to the owners' questionnaire but it would be great to get a few more by next week so if you are a self-catering operator please fill in:

The study has collected data on around 190,000 bookings anonymously through booking systems and agents and will soon move on to do some analytical work.

We are working with Greenwich University to understand the self catering market better. The University's researchers are gathering data from a range of sources to provide a picture of this important part of the tourism industry in England. The report will be used to help us in our advocacy work, underlining the important contribution that holiday homes make to the visitor economy. We need data so we want anyone who owns or manages a self catering cottage, flat, apartment, barn, or other self-catering property in England to complete an online survey. The data is anonymous and only collected by the University. Please share with any business owners you know!
