Below is a copy of the letter I sent their corporate office today. DO NOT LIVE HERE. Hello. I am currently a resident at Villas of Henderson Pass in San Antonio. I can honestly say out of every apartment complex I have lived in (including one built in the 60's) this is the most poorly staffed and maintained complex of them all. A month into moving in, I had water coming out of my ceiling in both of my bathrooms from a leak upstairs. The "repair" that was done consisted of them covering it up with some paint. They didn't even replace the sheet-rock and I am sure there is mold. The same month, I also filed a request to replace my thermostat. I can have it set at 80 degrees and the AC will still be running, showing a room temperature of 70 degrees. This has caused and excessive utility bill that I have had to misfortune of having to pay. Your staff asked me if I had the thermostat set to "ON" or "AUTO". It was of course set to Auto but I feel a little insulted even being asked the question. The thermostat was replaced but the SAME problem is STILL occuring. Three weeks ago (we moved in to apt 613 in February), I reminded them about the ceilings still not fixed in our bathrooms and about the thermostat. REMINDED. They knew there were still issues. So from March to May these issues were not addressed. I was promised three weeks ago that the would have contractors come in and fix our ceilings and a digital thermostat would be ordered to try to resolve our ridiculous utility bill. So last night, my apartment partially flooded thanks to the people upstairs. I come home to find water coming out of the ceiling in the guest bathroom and water coming out of the baseboards in the corner of the dining room that shares a wall with the bathroom. I filed and emergency maintenance request online. No response for an hour. Finally found the office number (the non-800 number that isn't listed for residents online, at least not where I can find it) and was able to speak to the after hours answering service around 7:30, filed another emergency request and the maintenance man shows up at 8:45 to look at the water, go upstairs, check with them, then come back down to tell me that their tub overflowed upstairs but they dried up all the water so I should expect no more leaks. Again, no worries to water damage in the walls. I then bring up all my past issues as I am will you now and get a "Oh that sounds familiar" attitude from the gentlemen. He tells me contractors are supposed to be in our apartment today fixing the bathroom ceilings. When was this going to be communicated to us? I still haven't gotten a call that they have entered the apartment so I have no idea if it's actually being done. And to top it ALL OFF, I call the leasing office this morning and spoke with Monica. She tells me she has no idea what I'm talking about with the emergency maintenance last night, will look into it and call me back. That was three hours ago. I tried calling them again and am only getting the answering service. I want the damage fixed in my apartment as is my right as a renter under our contract. If it won't be fixed, I want to be moved to a different apartment. My fiance’s kids are about to be here for the summer and I do not want to have to worry about their bathroom ceiling crumbling due to water damage that hasn't been fixed! Please have someone contact me as soon as possible. I need this handled! My next step is to contact TAA.

Nice apartments but the management is horrible! Maintenance requests response rate on average is 2-3 weeks! They only had one maintenance man. Following up with the office was futile as the ladies there were unconcerned and sometimes rude. If management changed and service was better I'd definitely recommend but with the status quo, you are better off renting elsewhere.
