Should You or Your Agent Attend Showings of Your Home?

I’ve been getting a lot of questions about home showings lately. People want to know who exactly should be present during these showings. When homeowners are present at showings, it tends to make buyers feel uneasy. If the listing agent is present, however, you have an opportunity to help your home stand out even more than it already does. To learn more, watch this short video.

A Discussion on Pocket Listings

You’ve probably heard the term “pocket listings” before. However, do you know what it means? Basically, it’s a home for sale that’s not technically for sale. What I mean by this is that the homeowner intends to sell, but they don’t want the home officially listed on the market. To learn why selling a home as a pocket listing is actually a bad idea for most homeowners, watch this short video.

Why It’s Never too Early to Talk to a Real Estate Agent

No matter when you plan on selling your home, it’s never too early to talk to a real estate agent. Why? One of the most important parts of the home selling process is the pre-listing phase. During the pre-listing phase, you can make repairs or upgrades that will increase the value of your home and get you a good return on investment. A real estate agent can guide you through this process. To learn more, watch this short video.

The Benefits of Holiday Listings

Many people believe that once the holiday season arrives, it’s too late to list. However, putting your home on the market later in the year can actually be a great idea. Because inventory is low during the holidays, listings at this time of year are up against a much lower level of competition. This is just one of many benefits. To learn more, watch this short video.

Appraised Value vs. Market Value—What’s the Difference?

Today I want to explain the difference between a home’s appraised value and its market value. Knowing the distinction is important whether you’re a buyer or a seller. Market value is the value that’s arrived at between a buyer and a seller. The appraised value is the value that’s arrived at by the appraiser by using a different set of criteria. To learn more about these two values and which one I believe is more accurate, watch my latest video.

Our team’s been pretty busy selling houses lately, but today we want to get you caught up on all the latest developments from the North San Diego County market. Things are about the same as they were since our last market update. Inventory is still pretty tight. What’s interesting, though, is the upward pressure that’s been putting on home prices has stagnated a bit. To learn how this affects you, watch my latest video.
