My 2012 Vancouver Real Estate Summary

Now at the beginning of 2013 it is clear that we are in a buyers market. The best time to act as a buyer is against market sentiment (e.g. in a buyers market). You have more choice, more time, and, at least for now, low interest rates. I believe that we are likely to continue to see interest rates remain low for the foreseeable future, but there are rumblings that this could change.

I expect 2013 will see a stabilization in the Vancouver real estate market of the downward trend started in 2012. My belief is that sales volume will be higher than in 2012 but likely below the 10-year averages. Prices will continue to fall, but more slowly and I think that optimism will return to the Vancouver real estate market.

I, of course, reserve the right to be completely wrong. I can’t predict the future and unfortunately my crystal ball is very foggy. Don’t believe anyone that makes these kind of predictions with any certainty…

The 2011 Census Results: Population Growth and New Housing Trends

The interesting results of of the 2011 Canada Census show a shift of population growth from East to West, an increasingly aging population of Baby Boomers, but also an 11% increase in the number of toddlers compared to 2006!
