Rooms and service are good. The lobby and facilities are nice. The grass/beach area is a nice mix. The only negative is there's a luau hosted at the resort and parking lot gets packed. Overall would recommend.

Right in the middle of the Kailua-Kona town area - tons to walk and see/do. Has a small beach right out the property doors. Also a pier right out the door, where some tours leave from, which is very convenient. The room was very nice and comfortable, although the shower in our room was very odd - the shower head was basically in the middle of the wall... For my husband and I (who are tall) we had to crouch to wash our hair. Just odd. The property has attached shops and a spa, along with a very nice gym and pool area. The spa surprised me - it's small, but the services were great. Hotel staff was friendly. I would use this hotel again.

Mostly the experience at the hotel was fine. great location. Jean, a male who works 9-5 or so at the front desk (catastrophic English) 3 times now charged my credit card when I paid cash. 3 different charges? 3 times he said there would be no charges on my card. He simply cannot explain things in English clearly. I paid cash, I get it, while there there is a hold, all fees closed out at this point. Better yet, the email survey I was sent was blocked and wouldn't allow me to fill it out. smart. This hotel cherry picks who fills out their surveys. The staff who cleaned the rooms was great and very attentive 9-4. Everyone says hello, this is great! . Having a billing dispute the customer looses until proven the house is at fault, good luck! The front desk seems chaotic when Jean is there. I am Currently checked out over 24 hours and currently Marriot is holding almost $1000.00 over my room fees (I'm a non smoker, over 50, the room is fine) and to talk to mgmt good luck getting a call back on mainland time, Hawaii time or "Jean time" is whenever. I was told they would be gone an hour or so after check out. When trying to clear up the problem in the hotel at the front desk I was told all charges would be taken off my card, Jean asked for a copy of the card again (stupid me) to make sure they would be taken off, knowing and acknowledged they should have not been there, stupid me gave him the copy and more charges appeared. Awesome!! Thanks Mr. Jean for following through!! So yes here is a negative review that I wouldn't have written if Jean not only knew his job, but actually followed through with his commitment, or if the survey from the hotel came through maybe I would go direct to them. maybe Googke is more irrelevant to the hotel this is ok, perfect surveys are important and I understand this. whatever you do don't get a room anywhere near the elevator, in the am you will hear the dinging non stop until 10:45am. Ocean view Windows worth the up charge!! Best restaurants Huggo's dining room not cafe, Kona Inn not cafe, and by far the best restaurant on the island is Marrimands, 5 star everything. Jean 1 star.

I have stayed at this hotel at least once per month for the past year. I always get great service. Shout out to Corey at the front desk!! She is always super friendly and helpful. From my experience the hotel is always clean and many rooms have views of the water. They have a nice pool that has a view of the ocean as well. The hotel is close to many restaurants and shops and I almost always walk to dinner. This is my go to choice each month and will continue to be so.

When choosing a hotel, location is key. This hotel is located near everything. It also has its own access to the ocean via its own lagoon. The lagoon is a great spot to go snorkeling. Rooms are nice, the beds are comfortable, and the staff is friendly.

This is the 2nd time staying here and we love it! This trip we are in the tower that faces the tennis courts. It is so pretty looking out at the ocean! Rooms are very nice and the staff is great!

Great little beach, not really sure about the hotel, but for the times you don't want to drive out of town it's great to just have a spot to sit and then cool off in the water. Especially for those time when the sand is out at some of the other close in beaches.
