We also used Prime Building and Pest to do our building and pest in November 2010. The report came back with no major issues so we went ahead with the purchase. The night moved into the property we started pulling off skirting boards in order to put new flooring in and we discovered what appeared to be termite damage to ... the bottom plates. We contacted PBC came out straight away and said to us the people we purchased from had intentionally concealed the damage. We got another independent company out who took about 3 hours to do an inspection where as they had maybe taken an hour on a tri level home and they found further damage to the roof truss and the bottom plates in one room. Obviously if this had been picked up in the original inspection we would not have purchased the property. We attempted to contact the owner/manager and he of course was never available. Please dont make the same mistake we did and use this company, they should be avoided at all cost. They are dodgy and will cause you nothing but time and money. We were not even offered the cost of the inspection back. Do the research and read the reviews online....They are all bad.

Terrible. I bought in 2008 and had the full comprehensive infa-red inspection done by PBC. This inspection cost $430 and is supposed to "see the unseen". The report showed no termite damage, no water damage and no major structural issues. Less than 12mths later I found that PBC failed to detect termite damage which was quite easy to detect - if you knocked on the walls you could hear termite nests falling down. I contacted PBC and they would not do anything about the damage. I had to pay thousands to have a builder repair the structural damage. PBC advertise that they are "fully insured" but they say the claim for my damages was declined as an invasive inspection is also available. On their website they advertise that their infa-red inspection sees the unseen and negates the need for invasive inspections! False advertising! PBC also failed to notice other botchy renovations and poorly installed DIY air conditioning installation which still had pipes and electrics exposed. Furthermore soon after purchase/PBC inspection I became aware of swollen architraves at the bathroom door/water damage in the bathroom and I had to have the architraves replaced and the shower sealed. I asked PBC for a letter from their insurance company confirming that the details of the claim they supposedly lodged and details as to why it was declined but PBC never provided this documentation. I then requested a refund on the inspection since PBC didn't detect any of the problems I paid them to detect but PBC declined to do such. I would never deal with this company again and I will continue to warn my friends and family from using them. PBC didn't inspect my property thoroughly enough and they took no responsibility 12mths later when I became aware of all the defects with the property that they failed to detect. Don't deal with them, there are other companies that take more time and do more thorough property inspections!
