With over 30 years experience running complete renovation and refurbishment projects in our local conservation and surrounding areas, the precision and experience of our Project Management team is without equal. We anticipate and plan meticulously for each stage in the build process and allow for every eventuality.

Almost all of our work is carried out by our own highly qualified trades, as well as trusted sub-contractors who work for TAH Construction & Property Development continually. We eliminate delays encountered when independent trades arrive out of sequence (often without regard to their role in the overall progress of the job) and we have complete control over all project elements.

Planning local building work
At TAH Construction & Property , project management and coordination starts immediately you appoint us – well before the start of construction.

From the earliest stage of our engagement (sometimes prior to the purchase of property for our existing clients), For most renovation projects, we charge a small initial fee for the planning stages. We then charge a percentage of the works cost (labour, materials and specialist advice) which we invoice for as each stage of the works completes.

For interior design and product sourcing, we charge an hourly rate. We always pre-agree a remit and maximum number of hours of work for each stage of a project. The design cost is often offset/ outweighed by the discounts we obtain (and pass onto our clients) on products through having trade accounts/discounts with suppliers.

We develop and update a detailed schedule of works required and monitor what needs to be done, by whom, when and how it is to be paid for.
Whenever possible we integrate energy-saving details and can advise on “green home” issues independently or as part of overall renovation works.
We advise about planning permission and listed building consent, building regulation requirements.
We can advise on design/decoration advice and provide information about sources of fittings, materials and furniture.

During works

We ensure communication runs smoothly between each party involved in the project and assist in identifying and addressing potential difficulties at an early stage (so reducing time and cost over-runs).
We attend sites regularly to review site management issues and monitor overall progress.
We are the point of liaison for our clients at each stage of the project.
We attend regular meetings with, and issue regular bulletins to both clients and contractor regarding progress, the next steps and timing of decisions required

Our subcontractors have also all been selected for their high standards of service and workmanship. Almost all of the core firms have worked with TAH Construction & Property Development for a number of years. Where we add new specialists to our roster, which we are always keen to do, we have inspected their work and interviewed then at length before inviting them to work with us.
As part of our end-to-end seamless project management, we manage the processing and progressing of these applications on your behalf. We have years of experience and personal contacts within relevant planning organisations and local authorities to obtain planning approvals or advice, so your renovation project advances as quickly as possible.

TAH can provide and/or enhance a project’s needs by providing two primary service areas of project consulting: project scheduling and project management. Construction & Design/Build Process
Principal Involvement TAH will be the general contractor on your project and provide the management required for its administration which will provide you with a single source of responsibility for performance and costs.
During the Construction Process we will:
* Coordinate and inspect all work.
* Prepare and enforce subcontracts.
* Buy project items and negotiate prices to reduce project costs.
* Provide construction schedule and arrange general conditions.
* Consult with architects and engineers when clarification or interpretation of the documents becomes necessary.
* Obtain and submit in writing to all concerned understandings when a possible dispute may arise regarding contract guidelines on site.
* Revise and refine estimates as construction proceeds and as required to incorporate approved changes as they occur.
* Keep cost accounting records of all job components including separate accounting of the cost of any change order and its effect on the schedule.
* Maintain accurate progress reports during all stages of construction
* Send summaries as required, either by the owner or by the management. Computerize records of time, cost and materials, so that a print-out can be made rapidly on any classification basis required, including cash flow.
* Set up a joint inspection of the project at specified intervals prior to completion. This inspection will be made by the construction manager with the owner representative, the architects and engineers and other interested parties. Final inspection is to be followed by decisions on everyone’s part as to the most economical and/or the fastest way of handling a “punch list” of incomplete and/or faulty installations.

DESIGN/BUILD PROCESS
Design the most decisive part of a project completion is defining its scope; its requirements and the characteristics of the site. In the Design/Build approach, we will obtain or review the following:

Working to a budget
TAH Construction & Property Development

We will give you a firm contractual price for a total turnkey project. You will then have a visual appearance of your project, the type of construction material to be used and full cost to construct before you make large expenditures for architectural and engineering work drawings.
Final Design and Construction
After financing has been agreed to, we will arrange for detailed architectural and engineering work drawings to be submitted in design stages allowing for qualified subcontract bids on work critical for the start of construction. These bids will be reviewed and the subcontractors selected. This will speed up the construction process and lower costs.
Project Administration and Construction
We will be your general contractor and provide the project management team required for the building and administration of your project as per steps described under the previously described construction process.

We provide a personalised service providing everything from measured site surveys to photo-realistic final renders – all of which will assist you to make your plans become a reality.

How TAH Construction & Property Development takes on planning proposals
Before undertaking a design project we would assess the history and context of the site and its surroundings. We research the local planning authority and establish what planning applications previous neighbouring properties have proposed, either accepted or refused. We also examine whether the property is under a Conservation Area, a listed building or within a floor risk zone. These factors would affect the planning applications and additional documentation is required to supplement the proposal. However, such constraints we would guide the client appropriately. Following the initial site assessment (which can be conducted remotely to be efficient), a site survey would be carried out to gather all the existing dimensions and a photographic survey to document the existing site. Usually within 1-2 weeks, the initial drawings are prepared with options for the client to consider and can be discussed with our consultants for the best proposal. We always ensure communication with the clients liaising with them the optimised design solutions, amending drawings to the client’s feedback but making sure that they are feasible for planning application. Once everything is finalised and approved by the client, the application will be submitted to the local authority. Our consultants at ADM submit most applications online using the planning portal. However, there are occasions (usually for larger developments) when it may be necessary to prepare a written application with bound drawings and documents.

• All existing drawings of the property (floor plans, elevations, sections)
• All proposed drawings (floor plans, elevations, sections, site plans)
• A detailed Design and Access Statement (if required)

With over 30 years experience running complete renovation and refurbishment projects in our local conservation and surrounding areas, the precision and experience of our Project Management team is without equal. We anticipate and plan meticulously for each stage in the build process and allow for every eventuality.

Almost all of our work is carried out by our own highly qualified trades, as well as trusted sub-contractors who work for TAH Construction & Property Development continually. We eliminate delays encountered when independent trades arrive out of sequence (often without regard to their role in the overall progress of the job) and we have complete control over all project elements.

Planning local building work
At TAH Construction & Property , project management and coordination starts immediately you appoint us – well before the start of construction.

From the earliest stage of our engagement (sometimes prior to the purchase of property for our existing clients), For most renovation projects, we charge a small initial fee for the planning stages. We then charge a percentage of the works cost (labour, materials and specialist advice) which we invoice for as each stage of the works completes.

For interior design and product sourcing, we charge an hourly rate. We always pre-agree a remit and maximum number of hours of work for each stage of a project. The design cost is often offset/ outweighed by the discounts we obtain (and pass onto our clients) on products through having trade accounts/discounts with suppliers.

We develop and update a detailed schedule of works required and monitor what needs to be done, by whom, when and how it is to be paid for.
Whenever possible we integrate energy-saving details and can advise on “green home” issues independently or as part of overall renovation works.
We advise about planning permission and listed building consent, building regulation requirements.
We can advise on design/decoration advice and provide information about sources of fittings, materials and furniture.

During works

We ensure communication runs smoothly between each party involved in the project and assist in identifying and addressing potential difficulties at an early stage (so reducing time and cost over-runs).
We attend sites regularly to review site management issues and monitor overall progress.
We are the point of liaison for our clients at each stage of the project.
We attend regular meetings with, and issue regular bulletins to both clients and contractor regarding progress, the next steps and timing of decisions required

The density of living in central London requires a lot of building regulation, with each building requiring its own set of planning and renovation approvals, refurbishment licences, negotiations, schedules of conditions, party-wall agreements and so on.

Our Construction team has been central in earning us our good name. Clients regularly compliment their manners, consideration and flexibility, and a real benefit of working with us is that you will be able to count on this yourself.

With design and construction both managed from our Wimbledon office the construction implications of your project are considered in its discussion from the earliest stages of development.

Once construction is scheduled to commence, however, we assign an experienced Site Manager to look after the project from beginning to end so that you, or whoever is dealing with the project on your behalf, can be clear throughout on your on-the-spot point of contact.

Experience and skilled building team
We insist that all construction staff working with us shares our commitment and high standards. Your Site Manager works with a team of highly skilled and professionally qualified carpenters, each of whom we have selected individually to work with us.

Our subcontractors have also all been selected for their high standards of service and workmanship. Almost all of the core firms have worked with TAH Construction & Property Development for a number of years. Where we add new specialists to our roster, which we are always keen to do, we have inspected their work and interviewed then at length before inviting them to work with us.
As part of our end-to-end seamless project management, we manage the processing and progressing of these applications on your behalf. We have years of experience and personal contacts within relevant planning organisations and local authorities to obtain planning approvals or advice, so your renovation project advances as quickly as possible.

Extension and ongoing restaurant renovation We phoned around a few different companies and received quotations as we wanted a new build rear extension. TAH Construction offered us the cheapest quotation by far so at first we were skeptical thinking we might receive less of a service; however, we were so wrong! 3 guys came out to our property and they were very polite and well mannered. They got on with the work very quickly and even though we've had lots of rain and the garden was muddy they did not leave any mess at all, putting the waste onto tarpaulins as to not ruin our lawn. We were originally told it may take 12 to 15 weeks until completion but TAH construction managed to have it done within 12 weeks. Unfortunately we're unable to upload photographs to this review so we aren't able to show you our before and after pictures, but the extension is lovely as well as the central water feature. TAH Construction had their own electrician who came out on the last day to finish off the wiring of the water pumps and to approve the installation. We would definitely recommend TAH Construction to other people; they're great builders, landscapers, gardeners. We cannot fault them in any way. Very satisfied and special thanks to Tom who helped us with some of our finishing touches. We have a restaurant which they are currently fitting out and all is going well.
