Why you should not throw away "bad mortgage leads"  Say you have done some mortgage direct mail advertising or maybe radio or newpapers for a  FHA Streamline, a VA streamline or Harp 2.0. refinance. A prospect calls in and when you run their credit, you see two 30 days lates in the last year. That stops the paperwork in its' tracks, they don't qualify and you just throw away the mortgage lead.in the trash can. Instead, Why not nuture the lead ?  Say they have a late 4 months ago and another 7 months ago. That would give them 5 months until the first late pay falls outside the prior 12 months guideline and makes them eligible for FHA Streamline or HARP or VA Streamline.

Why not send them monthly updates on how to how to raise their FICO 20 or 30 points in that time frame or how to get their DTI in line during those 5 months.
