Nice, where in Round Rock is this?  Looks like a nice place to ride.  I am just south in Austin.  Looking to pick up a WR250f tomorrow.  Does not seem like there are a lot of places to ride locally.

House Hunter Pro Tip: Marketing your business through House Hunter Pro.

When hosting an open house, pick up a brochure/flyer stand and put out an app promo flyer (templates on our website) on the table next to the property flyers.

It's a great way to get your name out there while offering a free app as a way of saying thanks for stopping by...

Today is not only President's day, but also National Drink Wine day. As such, the only honorable and patriotic thing to do is to crack open a couple of bottles and celebrate our Presidents with a glass of Cab or Merlot.  Who's in?

Hey Realtor Folks...Need some advice.. My niece is shopping for a house. She has been dealing with bank owned properties. She put in an offer on a house and her offer was verbally accepted yesterday and was given the conditions (5 days to changer her mind, etc.) which she verbally agreed to. She was supposed to get the paperwork today but it never came in. Shortly before 5 PM, she received a call from the bank realtor saying that they received a couple of higher offers so they were no longer going to accept her offer. Is that legal? Does she have any recourse? Seems a bit unethical to verbally accept and offer and then back out less that 24 hours later. Any advice?

As my colleagues have said, not much can be done in your case. Hope she finds something else.

Side note... Although this doesn't apply specifically to your question, it reminded me of something they taught us in continuing ed a few months ago: In South Carolina at least, even if a fully executed contract with no contingencies is in place and settlement is imminent, SC state law legally requires ANY additional written offers still must be presented to the seller until settlement occurs. The seller always has the option of defaulting on an existing contract of sale, with recourse, e.g. potential lawsuit and/or damages.

I just spent a few minutes looking for the relevant code of law to post a link here, but couldn't find it. If anyone finds it, please share.

House Hunter Pro Tip: When working with a buyer, before you sit down with them to go through the buyer discovery process, give them House Hunter Pro and ask them to pick and prioritize the features they are looking for in a home and then send them to you from the Agent Contact page.

Then, when you sit down for the discovery process, you will have a detailed list of what they want and can have a more productive and focused discussion. This will save you time and allow you to better connect with the client.

Great blog on common mistakes made by home buyers.  If you are shopping for a home, keep these things in mind so that you can get the right home for you.   And while you are shopping take along House Hunter and it can help you avoid some of these mistakes.

Good article. In SouthernCalifornia you have low inventory & an overabundance of buyers causing bidding wars, so the last one doesn't apply at the present time here. :-)
