There are a couple of ways to search for new properties for sale, all across Canada. If you are just starting your search, you may want to check out our local listings here. This is a great way to see what the real estate market conditions are in a particular area and lets you to see firsthand, what’s available in your price range. You can further narrow it down to a small area or neighborhood, or select specific features such as a fireplace, garage or a swimming pool.

It generally takes a few days before the MLS system catches up and actually puts the listing online. In a hot real estate market like Nanaimo, this may be the difference in finding a home (or not) before it is sold – a great reason to have a REALTOR® working for you right from the beginning of your home search.

Search for new properties.

Another way to find new listings is to speak with a real estate agent about your needs and have them set you up to receive PRIVATE CLIENT SERVICES (PCS) updates. Your agent sets it up so you receive an email whenever there’s an update to properties matching your criteria – price range, number of bedrooms, bathrooms and other features you may be looking for. You’ll see what’s new on the market and you’ll also see what property is selling for once the property has been sold.

Your real estate agent may also have access to new listings before they show up on the MLS system – if another agent in their office, for example, gets a new listing that suits your needs, you may be able to view it before the general public even knows it’s for sale.

Whichever way you decide to proceed, having access to the active listings in your area is a terrific way to stay on top of the market. If you see a property on the MLS system or through a PCS update, you simply call your real estate agent to set up a viewing.

Purchase process.

Your real estate agent will then take you through the purchase process from start to finish – writing up the offer, negotiating on your behalf and staying with you through completion of the sale. Often, they can also refer you to reputable home inspectors or other professional contractors or trades who can assist in the decision making process by providing additional information about the condition of the home.

Man caves – what is a man cave and why should every house have one?

Man caves: very simply, a sanctuary for the man of the house to go and get away from the rest of the homes influences, rules and expectations that typically control the home. A place where he can hang out with his buddies and watch sports or have a few beers, and it doesn’t matter if the beer cans are left out until the next day or even the next.

Having a man cave gives the guys a place to get away from everything home life for a while. Man caves can be found in a:

garage
basement
den
spare bedroom
It’s the “boys only” retreat, where the décor may not match the rest of the house – and it doesn’t matter. It’s a place where the pictures on the walls and the decoration of the room are all decided on by the man. Where the space becomes a true expression of who the man really is – his taste, his interests, his hobbies.

If he wants animal heads on the walls, he should have them. If he wants to relive the glory days of his youth with his buddies, he should. If he wants to yell at the tv when his team scores, then he should. All from the sanctuary of his man cave.

He won’t be disturbing the rest of the house or messing it up. It’s a perfect place for his old lazy boy chair that’s seen better days but he can’t bear to part with quite yet (and his wife won’t let him put it in the living room).

His sports memorabilia has a home, his foosball or pool table has a perfect spot to call its’ own, and the tv can be as big as he likes.

However he decides to set it up, it’s his space to do with what he wants. Maybe it will have a theme, maybe it won’t. Regardless of this, the key to a great man cave is it’s all about the man and what makes him happy and rejuvenated!

Every man should have his own man cave. Where in the house it’s located will depend on how much space or how many extra rooms you have. Maybe it’s the den or a spare bedroom, maybe it’s in the basement, or maybe it’s in the garage.

No matter where your man cave is, here are a few ideas on how to make a great man cave in the perfect space, just for you.

How to make a great man cave.

Decide on a theme (or not) for your man cave. Do you love sports? Are you an avid fisherman? Maybe you’re into video games or “techy” stuff. This can be a great jumping off point to decide how to decorate and set up your cave.
If you’re going to paint your man cave, check the “oops” shelf at the hardware or paint store. This is a terrific way to find discount paint to re-do the walls without spending a ton of money. And you may end up with a color you’d never have thought of using.
Use things you already own but which don’t have a place in the rest of the home. We all have boxes of “stuff” we don’t use in the basement. You might find the perfect treasure in one of them that will set the tone or theme of your cave.
Check out garage sales, yard sales or thrift stores. People often get rid of things just because they don’t use them anymore, but there’s nothing actually wrong with them. You’ll save a few bucks over buying everything brand new and you never know what quirky kind of items you’ll find.
If you don’t love something, don’t include it in your man cave. You want your cave to be a place that makes you happy and by including things that don’t make you smile, you take away from that. It doesn’t matter if the furniture is mismatched or if the color doesn’t go with the rest of the house. This is YOUR man cave, and the only opinion that matters should be yours.

Your neighbor recently listed their home for sale and now you’re curious about how much it sold for. If you don’t want to be nosy and ask them directly, how can you find out what the property sold for? The three easiest ways are listed below.

Ask your real estate agent to look it up. They can quickly tell you what the home sold for without much fuss.
If you’re thinking of selling your own home and buying a new one, have your real estate agent set you up on Private Client Services. You’ll receive an email with a link to the website showing the listings in the area you’re interested in. It finds matches to the criteria you gave your agent so you see exactly what you’re looking for. You’ll receive updates with new listings, listing prices, the homes details, and when a property is sold, it will tell you the selling price. This is also a great way to stay on top of what’s happening in the market, even if you’re not quite ready to move.
Go to the BC Assessment site at evaluebc.bcassessment.ca. You can enter the address and it will tell you the selling prices for that particular property in the last three years. You’ll also be able to compare the selling price to the assessed value of the home and see other sales in the area, also for the past three years. It will give you a general idea of what you might expect to get if you put your house up for sale, but remember, it’s always best to have an experienced agent do a market evaluation for you so you know what the right price may be for your home.

How much does it cost to retire in Nanaimo, or anywhere for that matter, is a more complicated question than it seems and is dependent on a lot of factors. Below are five considerations to think about when looking to retire.

How much does it cost to retire?

House budget.
Smaller cities can mean big savings. If you’re relocating from a larger city like Vancouver or Victoria, the average home price is going to be considerably lower in Nanaimo. You’ll be able to get more home within your budget than you would in larger metropolitan areas. Property taxes and insurance can also be a lot less.

Are you an outdoor enthusiast?
Nanaimo has a lot of opportunity for outdoor activities and adventures. With parks, lakes, hiking, biking, boating and so much more, Nanaimo is a great homebase. Outdoor or sporting activities can be costly, so you may want to factor that into your retirement budget depending on how much and how often you like to participate.

Shopping, dinning and entertainment.
All of these are within easy reach and all offer a variety of price ranges. There are plenty of great restaurants to suit every budget and shopping is plentiful as well. For those interested in theater and the arts, the Port Theater offers great entertainment throughout the year, and museums provide a great venue for learning the history of the area.

Access to medical care.

Proximity to social networks and family.
If you don’t have family in Nanaimo and you’re relocating here, you’ll want to establish some new friendships and social networks. While this can be a bit daunting, there are great options available to help you meet people, like community centres, recreation centres, charitable organizations looking for volunteers or participating in community events. These are all great options for where you can meet other like-minded individuals with similar interests. Even enjoying the shops, cafes and restaurants at the beautiful Nanaimo harborfront will afford you the opportunity to meet a diverse and wonderful group of new people.

All of the above items are important factors in choosing to retire in Nanaimo. How busy you want to be, how many activities, hobbies, sporting and cultural activities you want to pursue can all factor into your retirement budget. The cost of living in Nanaimo is considerably lower than in some of the larger cities, which makes Nanaimo a prime choice for retirees from all over Canada.
