When You Like Tenant Who is Behind on Rent ... We have a one bedroom #condominium with a #tenant who has been renting from us for 8 years. She is a 33 year old single professional who has paid her rent on time. She rarely calls or complains, so we don’t increase her rent at the rate in inflation. As a result, her rent is about $200 below market. In early December, she emailed that her grandfather died unexpectedly. She had to buy a full-fare airline ticket to Texas, so her rent would be late. Chasing Foreclosures! The Jacuzzi Condo! It's Foreclosure Saturday so we are viewing a 3 bedroom 2 bath ground floor #condominium that is in good condition. How to Save $1500 on HVAC! A few years ago we purchased a 2 bedroom 1 bath #foreclosure #condominium in a highrise building built in 1966. The condominium has 3 old #HVAC systems that are fan coil units. All 3 appeared to be original equipment so we knew they would need to be replaced them at some point in the near future. When Tenant Leaves a Mess! We recently viewed a one bedroom #condominium that was left in horrible condition. The #tenant #tenants left old food in the refrigerator, toiletries in the bathroom, stained/damaged carpets, and many personal items. Our #realestatebroker #realestateagent told us that the #landlord had difficulty removing the tenant. Good #tenantscreening procedures will filter out most bad tenants, but if a few bad apples slip through, the #securitydeposit is a valuable tool to get reimbursed for cleanup and repairs! We require one month's rent for #securitydeposits and sometimes we even require an extra $50 to $100 if the applicant has any question marks in their background. Very often, when tenants give their 30 days notice, they like to use the security deposit as their last month's rent. Charging a little extra gives you wiggle room if their are damages to the #rentalproperty #rental #property.
