They refuse to fix problems, don't return calls & flat out lie about doing the job. I am stuck in a house with many problems, fir which a bat problem is the worst & the maintenance sends some kid with blood shot eyes & wreaks of weed to fix them. He does very little, promises to come back & never does. Problems for over 8 months & can't get a call back from Wendy the owner. Stopping at office Mon, I'd not satisfied I'll be hiring a lawyer...do NOT rent one of these properties unless you want to pay for your own repairs!!!

Avoid at all costs. Truly a terrible company. Their properties are basically slums, despite what the website pictures may suggest. When we moved in last year, our home was filthy, had at least a dozen maintenance issues, had nails sticking out of the walls that had been painted over, a completely overgrown back yard, and the garden shed was literally flipped upside down sitting on its roof in the back of the yard. For the entire year we lived in that house, I can remember only one maintenance request that I did not have to follow up on at least three or four times. Some of them were major issues, too. Our only toilet was essentially nonfunctional and it took two months of constant hounding to get it fixed. We had a major flood during a big rainstorm that caused damage to the walls of the living room and brought in 2 inches of standing water to the home, and maintenance never even came out to look at it, even after I called back repeatedly to report mold growth on the walls. We ate the cost of a wet vac and fans on that one. Additionally, their business practices are seriously shady. We moved out over two months ago and STILL have not received our security deposit, despite leaving the property in better condition than we found it. After a week of calling, they assured us it had been sent out already, then when we threatened legal action they suddenly claimed they couldn't refund the security deposit because they didn't own the property and the owner had to issue the check to us, not them. Despite the fact that 1) we made the original check out to FPM, 2) we've never heard from nor dealt with the property owner in any capacity whatsoever, and 3) literally every other transaction, financial or otherwise, dealing with the house was administered through FPM. And why did they originally tell us they'd sent the check if they knew that "the property owner has to issue it?" The short answer is because their staff is rude, useless, dishonest, and generally terrible. We've been hung up on, and we've been yelled at. Regarding the above issue, first we were given a fake phone number (seriously) for the property owner when we tried to resolve it that way. Then, after calling several more times, we were told that the president of the company (Wendy Frieden) was the only one who knew anything about security deposits and no one else could answer questions about them. We left three messages for her and tried to see her in person once, and never heard anything. We even sent a letter to her demanding that she call us immediately, which she received and ignored. We called multiple times to ask for her directly, and the people answering the phone appeared to be screening her calls and made up some excuse for why she couldn't talk to us (this one is admittedly speculation, but when I call multiple times and ask when she'll be in the office, and each time the person on the phone has to pause and think for a second before saying "I don't know, maybe today or tomorrow," I have to assume). In short, we're kicking ourselves for renting from these people, and I truly would hate for anyone else to have to go through all the hassle we've gone through. Rent from a private landlord, you'll be much, much happier.

I have rented for 3 years. Any time I had a maintenance issue they came right out an got it taken care of. Friendly and understanding staff. Would rent from them again and recommend then to anyone.

Horrible people! Getting maintenance to come out was always a hassle. When I was 8m pregnant, our toilet stopped working, and they told us this wasn't an emergency. When we got upset about this, we were literally cussed out, and hung up on by the maintenance man, who refused to come. Almost all of their employees were rude and inconsiderate. I was hung up on multiple times by office employees while seeking help with an issue. In the year and a half that we rented a bottom level duplex from them, THREE sets of renters went through the upper level. The second set of neighbors we had, were the only decent people that FPM allowed to move in. Unfortunately, due to their unhappiness with FPM, they didn't stay long. We had to endure the other 2 sets of neighbor's guests doubling parking behind us over night, having loud parties, allowing their dogs to bark all day long, excessively stealing from us, etc. Finally, with the last woman they moved in, who blatantly looked like a drug addict, I was actually physically attacked by her, not a month after she'd gotten there. Despite having a police report, and physical evidence, FPM REFUSED to do anything to help keep myself and my family safe. We moved out less than a week later. Even though in all the time we were there we had never been late on rent, they ALWAYS took the other renter's side, no matter how bad things got, simply because they didn't want to deal with it. It was stated in our lease that it was their responsibility to keep up on the yard, which was rarely done, and when it was, it looked worse than it had to begin with. We had no cold water in our shower, which was also in our lease that they were responsible to make sure was provided. They sent people in to have work done on the heat/air in the house, and these people left huge air ducts, tools, wires, shop vacs, etc. on our porch, directly in front of our front door. I was late into my pregnancy at this time, and almost fell more than once, due to the debris that was left behind for THEIR convenience. It was one enormous HASSLE with them after another. I have never been as uncomfortable, or scared as I was while living in their rental. If you are a decent person/family, do not rent from these people. Clearly slums and low lives is what they prefer, and believe me, regardless of your efforts, they will treat you as such.

DO NOT rent from FPM if you have any other option. There are a few good reviews here, which I guess I can understand -- FPM was helpful to me as I was looking for a place to live, and there were a few times they responded promptly to maintenance calls -- but overall, they are inconsistent at best and willfully negligent at worst. As I neared the end of my lease, they stopped responding to maintenance calls although I called several times and left multiple messages. One of these issues, a leaking water heater, is fairly serious. I did get someone out initially, probably only because I called the after-hours maintenance number; he said they would send a plumber first thing the next week, but no one ever showed. Now, despite that I returned the form letter notifying them that I wouldn't be renewing my lease, I haven't been able to get ahold of them to schedule a final walkthrough, and they've attempted to withdraw August rent despite that my lease ended on July 31. One of my coworkers, who also rented from FPM last year, still hasn't gotten their security deposit back after two months of attempts, and I'm concerned the same will be true for me. Please, if you have a choice in where you rent, don't rent from FPM, and warn your friends.

I rented through this company for many years. They always conducted themselves in a professional manner, and if we ever had any issues they took care of them immediately. Great company to rent from!

FPM promised that a rennovated property would be completed on a specific date when I took possesion of the house the contractors were still doing multiple repairs. The gas and water were unable to be turned on because of repairs that were still incomplete. FPM promised the repairs would be done 7 days later when i moved my family in from New Mexico and they were still incomplete. After the gas was hooked up the furnace was bad and needed replaced which took several more very cold days. Inside the home was dried bird feces, wasp nests between window panes and trash and dust blowing from the vents. FPM tried to make to make it right by deducting from rent for the time the house was unliveable and the commercial cleaners but Wendy and her troll Setta were extremely rude and tried to fight us on the fact that the property was a dump and needed to be professionally cleaned. When we decided to break the lease they decided to charge 2 months rent and keep the security deposit even though the house was now 100 times cleaner and in better shape than when it was rented without working plumbing and heat. After turning in the keys FPM did not bother to put utilities into their name until myself and midamerican energy contacted them several times. 11 Days total. They claimed they were too busy to unlock the house for the utility company. Beware of these Slumlords and the discourteous trolls that work the phones and take your money.

If you enjoy living in a meth den, being threatened by the neighbors, while children under the age of two run rampant in the apartment hallways at three a.m., rent from FPM! Long story short, our lease wasn't even for the property we were moved into, causing delays with our utilities and mail, taking several trips to correct. The apartment was not fully remodeled as promised (painted poorly, open holes in the walls), nor was there a dishwasher as guaranteed by their representatives and website. Our unit was infested with spiders and bugs, as the forced air unit was housed in the kitchen! The common areas were cleaned ONCE during our tenancy, as the property manager's father was the caretaker, and did nothing, such as clean, repair the door knob someone had kicked in, or maintain the washer and dryer. Additionally, there no lighted exit signs, instead there were signs tacked up above the constantly broken front doors. During our first month there, someone robbed the coin operated washer, and that was never fixed either. Save yourself the difficulties and ignore the planted "good" comments, and rent from another company.
