FPM promised that a rennovated property would be completed on a specific date when I took possesion of the house the contractors were still doing multiple repairs. The gas and water were unable to be turned on because of repairs that were still incomplete. FPM promised the repairs would be done 7 days later when i moved my family in from New Mexico and they were still incomplete. After the gas was hooked up the furnace was bad and needed replaced which took several more very cold days. Inside the home was dried bird feces, wasp nests between window panes and trash and dust blowing from the vents. FPM tried to make to make it right by deducting from rent for the time the house was unliveable and the commercial cleaners but Wendy and her troll Setta were extremely rude and tried to fight us on the fact that the property was a dump and needed to be professionally cleaned. When we decided to break the lease they decided to charge 2 months rent and keep the security deposit even though the house was now 100 times cleaner and in better shape than when it was rented without working plumbing and heat. After turning in the keys FPM did not bother to put utilities into their name until myself and midamerican energy contacted them several times. 11 Days total. They claimed they were too busy to unlock the house for the utility company. Beware of these Slumlords and the discourteous trolls that work the phones and take your money.

If you enjoy living in a meth den, being threatened by the neighbors, while children under the age of two run rampant in the apartment hallways at three a.m., rent from FPM! Long story short, our lease wasn't even for the property we were moved into, causing delays with our utilities and mail, taking several trips to correct. The apartment was not fully remodeled as promised (painted poorly, open holes in the walls), nor was there a dishwasher as guaranteed by their representatives and website. Our unit was infested with spiders and bugs, as the forced air unit was housed in the kitchen! The common areas were cleaned ONCE during our tenancy, as the property manager's father was the caretaker, and did nothing, such as clean, repair the door knob someone had kicked in, or maintain the washer and dryer. Additionally, there no lighted exit signs, instead there were signs tacked up above the constantly broken front doors. During our first month there, someone robbed the coin operated washer, and that was never fixed either. Save yourself the difficulties and ignore the planted "good" comments, and rent from another company.

Worst Management Company ever!!! I looked numerous amounts of their properties and none were suitable for my dog let alone my family. When we were shown a house in Dav, it was in a good neighborhood and looked halfway decent, so we jumped on it! Little did we know the problems we would have after a year renting from these guys. We had RAW sewage backup in our basement due to lack of professionals they hired that worked on the pluming. After 2 weeks of dealing with this, they finally got it resolved and left us the clean-up. Then it proceeded to our electricity constantly going out. You couldn't use the toaster and coffee pot at the same time otherwise the whole first floor would shut off. After complaining for over 2 months, they replaced the electrical box. It did nothing! Still had the same problems!! Even the cable guy would get shocked hooking up cable! A housing Inspector informed me that meant the electricity was being grounded through the water and not a copper pipe in the ground. Which meant that my family could have gotten electrocuted at any time while taking a shower. They did nothing about it! Finally winter set in and squirrels and raccoons invaded our walk-in attic space right above our bedroom. I'm not talking about 2 or 3, I'm talking about families of these rodents breeding in our attic!! We trapped them and tried to rid of them ourselves, they refused to do anything because it was winter and they couldn't access the roof in the snow. We lived with these rodents for over 7 months in the house and them not doing anything about it. When they did send out maintenance, it was half ass people doing the least amount of work required! They would tell us, I'm not qualified to do this, I'll talk to the office and we'll get back to you...they never would! When they did try to seal the holes they used a foam installation product that they chewed right through the next day? Really, that was the best you could do? The neighbors told us they would sit outside and watch the raccoons playing on the roof at night. We lived with our 5 kids, how safe was that for them? All they care about is the money, not if their tenants are happy. When I gave my 30 day notice, I told them I wanted to be present for the walk-thru. Since they NEVER answer their phone that was hard to set-up, so it never happened. Needless to say when the 30 days was up to give me back my deposit, they were late with the itemized list of deductions that they planned on keeping from my deposit(IA Law says a landlord has 30 days). They sent me a letter stating they were keeping the $1150 and charging me an extra $600 for repairs/maintenance. REALLY, WTF....you didn't do shit the whole year we lived there, so now you want to fix things and charge a tenant on problems that we're already preexistent before we moved it? My family and parents put a lot of work into that place to make it habitable for a year for us. They a scam company that grew to big too fast and they don't have the right intelligent staff to run and operate it. If you want to live in squalor and not get your deposit back, regardless the reason (meaning, not our fault) than by all means rent from FPM!! Hope this saves others the hassle and money.

Lived in one of their properties for over 2 years, everyone was very friendly and understanding! Had some trouble in the winter with frozen pipes and maintenance came out right away and got everything working again that day!! Was very Pleased with my experience! Will definitely rent from them when I come back to the area

Horrible people! Getting maintenance to come out was always a hassle. When I was 8m pregnant, our toilet stopped working, and they told us this wasn't an emergency. When we got upset about this, we were literally cussed out, and hung up on by the maintenance man, who refused to come. Almost all of their employees were rude and inconsiderate. I was hung up on multiple times by office employees while seeking help with an issue. In the year and a half that we rented a bottom level duplex from them, THREE sets of renters went through the upper level. The second set of neighbors we had, were the only decent people that FPM allowed to move in. Unfortunately, due to their unhappiness with FPM, they didn't stay long. We had to endure the other 2 sets of neighbor's guests doubling parking behind us over night, having loud parties, allowing their dogs to bark all day long, excessively stealing from us, etc. Finally, with the last woman they moved in, who blatantly looked like a drug addict, I was actually physically attacked by her, not a month after she'd gotten there. Despite having a police report, and physical evidence, FPM REFUSED to do anything to help keep myself and my family safe. We moved out less than a week later. Even though in all the time we were there we had never been late on rent, they ALWAYS took the other renter's side, no matter how bad things got, simply because they didn't want to deal with it. It was stated in our lease that it was their responsibility to keep up on the yard, which was rarely done, and when it was, it looked worse than it had to begin with. We had no cold water in our shower, which was also in our lease that they were responsible to make sure was provided. They sent people in to have work done on the heat/air in the house, and these people left huge air ducts, tools, wires, shop vacs, etc. on our porch, directly in front of our front door. I was late into my pregnancy at this time, and almost fell more than once, due to the debris that was left behind for THEIR convenience. It was one enormous HASSLE with them after another. I have never been as uncomfortable, or scared as I was while living in their rental. If you are a decent person/family, do not rent from these people. Clearly slums and low lives is what they prefer, and believe me, regardless of your efforts, they will treat you as such.

I have rented from Frieden on two separate occasions.Every time I have called for maintenance they were very polite and resolved my issue within a couple of days. I plan on renting from them until I am able to buy a home of my own.

I was supposed to meet with Amber several weeks ago to view a home in Rock Island, which my boyfriend and I were looking to rent. I loved the photos, it was in a great location, and completely affordable. My boyfriend and I get there a bit early. We walk up the front steps to the door and knock, but no one was the. Okay, we'll look around outside. First of all, the pictures are incredibly outdated. The plants were growing over the stairs, the mailbox was full of spiderwebs, etc. The back looked like it used to be a garden, but was overgrown like the front. Also, I almost fell through a patch on the deck, and I'm only like 100 pounds. It was obvious that the company didn't care enough to clean up the landscape before showing the house. 2:00 rolls around, Amber isn't there. Called the company because I didn't have her cell number, and it was closed. We wait up until 2:15, no call, no show. I never got a call to reschedule or even to apologize. Incredibly unprofessional and a scam of a rental company-avoid at all costs!

Were supposed to move in to the house that we were paying rent for at the end of November. Water wasn't running so after about 3 weeks of living in my in-law's place and about 1000 phone calls to try to get them to actually get it fixed, we were able to move in. Fast forward to spring time. Weather starts heating up so we try to turn on the A/C, but of course that's broken too. We've got a baby so it's kind of important. Of course we're still sitting around waiting for that and another electrical problem to be fixed. Calling them doesn't get you anywhere--they just call you a smarta**. Save yourself the headache, spend a little more money on a rental, and avoid them at all costs!!
