Two business partners and I were looking for an investment property in Sacramento. We were on a budget, but still wanted to find a property with positive cash flow. Brian Jacks quickly paired down the list to properties that met our needs. We found a 13 unit complex in the low 400's and, with Brian's help, we were the winning bid at 15k under the asking price (though it didn't hurt that it was an all cash bid). That was the easy part. The hard part was getting used to our first commercial venture and dealing with a temperamental seller. Brian was on the phone with one of us almost every day for a month, and we must have exchanged 20 or so email a day about anything from clarifications, to termite inspections, to seller negotiations. The seller threatened to pull out from the deal, but as a result of Brian's advice and tack with the sellers agent we were able to negotiate as many repairs on the As-Is purchase as we could without jeopardizing the deal. From a financial standpoint this is exactly what we were looking for in an agent. I would certainly do business with Brian Jacks again in the future.

In late 2011, my husband and I completed the purchase of a 14 unit apartment complex in Sacramento, California. Our representative broker for this investment was Brian Jacks, who has many years of experience dealing in commercial real estate. Prior to this transaction, my husband and I had purchased free standing homes however, had not ventured into commercial sized properties. This is where Brian’s expertise became invaluable. Brian spent a great deal of time researching the market to ascertain the true value of this property. For example, Brian was able to provide us with detailed cost comparisons between fully occupied and completely/partially vacant properties, which were also for sale on the market. This helped us to understand the true cost per square foot, cost to maintain each unit and surrounding gardens. Brian also knew what vacancy rate we should expect for the area, which assisted us in managing our anticipated income/expenses ratio. At our request, Brian remained heavily involved throughout the entire purchase process, including personally attending inspections for termites, roof, building and parking lot condition. Brian’s extensive knowledge in commercial real estate gave us the confidence to understand the process of making such a large investment and what to be aware of. Another huge benefit for us was Brian’s drive and determination to see the deal get over the line (at the right price, of course). The purchase of our apartment complex was completed within just three weeks of Brian making us aware of the opportunity! Moving quickly helped ensure that we would be the successful buyer of this great investment. With his professional attitude, approachability and attention to detail, Brian far exceeded our expectations. We have dealt with several different brokers over the years and there is just no comparison to the quality of Brian’s work. Brian kept us fully informed at every step along the way, which helped reduce our stress during a very extensive due diligence process.
