BEND, OREGON
This beautiful region, known as the High Desert of the Cascades was, unfortunately, rocked considerably during the recent “Great Recession” of 2007-2011. In hindsight, the real estate build-up witnessed in 2002-2006 was unsustainable, and Bend, along with the rest of the country, paid the ultimate penalty for it’s irrational exuberance — both a financial and real estate market crash. While the bottom did indeed fall out, I am happy to report that the Bend, Oregon Real Estate market is rebounding from this great recession, and has appreciated over 25% in just the last two years (2012 and 2013). In a market that had fallen on its face to as much as 45% in select Bend neighborhoods, this is a welcome sight (note: The Bend real estate market fell on average of 35-40% and bottomed in 2010). Present day 2014 is shaping up to be an optimistic continuation of the previous two years, clearly reflected by the amount of buyers willing to plunk down hard earned cash for a home in this town but inventory, or the lack of, is the real story to be told here. Despite a lack of available homes to purchase, the Oregon real estate market is gaining momentum, new construction is booming once again, and the city of Bend is the leader in this beautiful Pacific NW state of Oregon.

Bend Real Estate Recovery
In 2010, the Bend real estate market had bottomed, and the first signs of leveling off in nearly 5 years could be observed. While there was still a glut of short sales and foreclosures, for the first time since the crash had begun, the market started to feel *different. *During the rock bottom years of the recession, Central Oregon (including Bend, Redmond, Sun River, Sisters, Prineville, and Lapine ) had over 4500 homes for sale, with the vast majority of these properties being “distressed” or bank owned or at least controlled.

As of the date of this article, there are only 1063 homes for sale in all of Central Oregon, with 650 of these as active listings in Bend, and a whopping 350 homes in Bend are ‘Pending” status. Real Estate inventory is remarkably low, and is the catalyst for rising home prices here and apparently across the country.

What Is Driving the Bend, OR Housing Market?
In one word, growth. Bend, OR is a growing town of only 82,000 and is very much on the radar screen as a top town to relocate to, as evidenced by a wide variety of publications. Most recently, Oregon was mentioned as the number one state for moving/relocating to, and Bend is the fastest growing city in Oregon. Bend was also recently been identified as a a rapidly emerging tech and entrepreneurial town. Bend, Oregon has also been identified and approved for the construction of a 4-year Bend campus for Oregon State University on 56 acres on Bend’s coveted West side of town (Bend Map). In addition, Bend is also considered one of the cities with the most breweries per capital, as evidenced by the enormous growth in beer brewed in the Bend city limits. The natural beauty the high desert has to offer, with its relatively mild weather, attracts many a visitor, and many of these visitors return to become a resident and eventually a home buyer and real estate owner.

Homes For Sale or Rent in Bend
The real estate market is alive and well in Bend, as can be observed by viewing all the local homes for sale which are presently in escrow. Not only is the Bend real estate market recovery well underway, but vacation rentals such as those seen on VRBO Bend, OR and Airbnb Bend are booming, with in excess of an astounding and documented 2 million “visitor trips” a year. As of February 2014, the vacancy rate for rentals in Bend is a low, low 1%-2%. In 16 years of this business, I have never observed a rental market with this low of vacancy rate. Unfortunately for tenants, this has put pressure on rental rates, and rent has increased dramatically. While this is a challenging time for tenants, the investors who had the foresight to purchase in the downturn are benefiting greatly.
