My family, friends & I always look forward to staying in one the cabins from Timber Tops. We usually go to Tennessee every year. The cabins are very spacious, & we'll arranged. The staff @ Timber Tops are always willing and ready to help us find the perfect cabin to accommodate our group. They are also very helpful with directing us on events and entertainment in the area during the times we are visiting. They have a large variety of cabins to choose from. They also have return customer discounts. Great company, great cabins & a great town! !!

Very easy reservation, check in, and check out. Never had to make the trek to the office. Always helpful when I called to ask questions. Very nice cabin with many amenities and more than expected. We stayed at high expectations cabin. Will stay again!

My husband and I stayed at The Swimming Hole for our honeymoon last week and we were thoroughly pleased! Felt like heaven on earth, the cabin was very clean and well stocked with everything we needed for a pleasant stay! The pool was fantastic as well as the heart shaped tub. And the view is amazing! Only ten minutes from the beautiful town of Gatlinburg. I would definitely recommend it!

Chalet (A SMOKY MOUNTAIN DREAM) was not clean (found peanut M&M's on the floor, dirt on the floor, and had to clean the counters, etc...). I had to ask to have it cleaned again. Floor was nasty- carpet was nasty. Also,left over bathing suits were left behind from the last renters (I asked for the bathing suits to be removed,but were they were not). The cleaning crew also left dirty dish towels in the sink. We were given the wrong code to get in (and it was hailing). The cabin is dark with not enough light. The refrigerator leaked from somewhere - top shelf had to be wiped out twice a day. Not enough parking for 2 vehicles (even though I asked for an easy access cabin for 2 vehicles and the picture made it look big enough). The water manhole cover is elevated and is right where the steps are to go up the stairs into the cabin -and you had to constantly make sure you would not trip over it - esp at night without good lighting (my son did fall on it one night and has a bruise on his leg). The photographer did a great job making the cabin look much bigger and nicer than it was. It was not worth the money we paid for it - and will not be back.

BEWARE!! BED BUGS!!! Arrived Friday evening for a weekend getaway. Upon arrival to our cabin we noticed hair balls on the floor and the cabin was very poorly cleaned. The upstairs toilet also did not work. We then inspected the upstairs bed and discovered bed bugs. We contacted the office and they became very defensive and rude. They were not willing to correct the issue or help at all. They even insisted that we put the bed bugs there and asked us to leave Saturday, WITHOUT A REFUND!!!!! Horrible customer service and disgustingly dirty cabins.

Timber top ruined my parents 35 anniversary, along with mine, my cousin's and my uncle's birthdays. I'd like to talk about my experience but we never had one. The day we were supposed to leave Timber top called as we were headed out the door. They told us the owner of the cabin had taken off the market. Needless to say this is information they should have told use earlier. Especially since we had family from 3 different states coming. The whole situation left my mother in tears. I have a hard time believing that they had just found out about the cabin being taken out of inventory. After reading some reviews it's clear this company lacks business ethnics or common decency. Obviously we won't be using this company again and advise others from using them in the first place. If I could leave negative stars I would.

April 2016 I stayed in the Grandview Getaway for my birthday. First day we arrived everything seemed SO perfect! I took in the amazing view the cabin had and everything else. We left to go shopping for food and then came back to relax. First I wanted to most definitely get in the hottub!...Bad idea, we found a beer bottle cap in lounge section of the hottub which TO ME that indicated it WASN'T cleaned b4 our arrival which is highly disgusting! Not to mention you could see a yellowish brown line around the water line also proving IT WASN'T cleaned! the water was barely even above the jets and was YELLOW. From experience with a hottub the water shouldn't be YELLOW and it def should be full and not be that dirty. We decided to sit in it just to TRY and enjoy the view but that didn't last long. We found that the ice maker DIDN'T work what so ever. One of our 3 night stay the power went out about 830pm EST and DIDNT come back on till around midnight. (we have call logs to prove we kept calling the front office) when we were leaving we thought we paid for 4 nights but apparently only paid for 3 BUT long story of that is after we told the front office of everything that went wrong they DIDN'T seem to give a crap about it. We had to get a hotel for the night the power was out and they claimed "oh no it was only out for AN HOUR"....NO IT WASN'T we sat there and so did HALF the mountain for 4 hrs WITHOUT power! we ended up getting a hotel after hr 3 and they didn't wanna reimburse us or ANYTHING. I will NEVER stay in their rentals EVER again. I would rather rent from Dolly wood cabins and KNOW they STRIVE to make their guest HAPPY... NOT TO MENTION the Jacuzzi tub in the bedroom is CRAP also, the hot water only fills up to BELOW the jets. it takes about 6 fills b4 you can use it n that's waiting 30mins in between. NEVER again will I nor my family rent from them! they do not care about satisfaction! only about $$$ Pros-Great view! - Comfortable bed - Double Sided fireplace - Quiet Cons- Power went out for 4hrs and office didnt seem to care AT ALL! - Hot Tub was UNUSABLE and DIRTY! - Ice maker didn't work. - Front office people are VERY rude and NOT willing to work with you! - Jaccuzi is unusable as the hot water only fills BELOW the jets unless you wait and keep filling which is VERY time consuming when you PAID to have everything working clean and fixed correctly!

DO NOT STAY AT TIMBER TOPS .. Royal Vista cabin number 412 was in severely poor conditions. Septic tank backed up in all the showers, toilets and hot tubs. The carpet stinks? Bed cover was dirty in all rooms, it rained in the cabin, doors wouldn't lock, furniture broken, had a horrible smell, rude customer service and property manager, arcades games broken, smelled like mildew , and some of my family got sick from the mildew smell. No one answered our complaints . The property manager charged our credit card without our consent for something that was already damaged because she was mad because we complained. I have reported them to BBB and will continue to have my voice heard until they refund my family money . If I have to go to the media I will. This has been a horrible experience for my family. I will never stay again or refer them to anyone.

We stayed at Bear Elegance this past weekend for Easter. I have to say that I have stayed with Timber Tops several times and it has been perfect each time. This is why I was so very disappointed this time. Bear Elegance was definitely not up to the Timber Tops standards that I have been used to. I have to say that we booked at the last minute so it was slim pickings and this is what we ended up with. The first issue was the map to the cabin. It was way off and very difficult to find based off the directions given by the staff. The main "bedroom" was not private enough because the wall didn't go all the way up to the ceiling so it was more like a divider. The Direct TV didn't even have local channels included in the package and the downstairs TV had an antenna on it that didn't even work. There were these silly notes everywhere I turned on the mirror in the bathroom to the counter telling us what we could and could not do. I had to call the actual owner to get the password for the wifi after attempting to get it from the office. They kept telling me it was on the counter by the modem and it wasn't so they had the owner call me. The towels were worn out and did not provide enough for us. The garbage was not locked up so that caused a visit every night from a raccoon. Very disappointed in this stay. Although I would stay with TimberTops again, I would NEVER stay at this cabin. It was the worst cabin ever. I have learned my lesson. If you are going to stay with TimberTops you better book early because the good ones go fast!!!
