I want to take some time to answer a question I’m receiving a lot lately, which is “How can I be exempt from capital gains?” So, how do you know if you can qualify to be exempt from capital gains tax? Actually, there are a few different stipulations involved. First of all, the property must have been your primary residence for two of the past five years. As summer winds down and we start to head into fall, let’s take a minute to see what’s happening in our local real estate market. Inventory has gone up slightly in Grand Rapids and in Michigan in general, but is still relatively low. There are just over 2,000 homes for sale and 1,730 pending home sales, so the market is pretty active. To learn more about how these market conditions affect you, watch this short video.

Now that the spring market is officially underway, I wanted to update you on some important numbers in the Grand Rapids market. The inventory of homes is unbelievably low, and it's pushing up prices. Anyone thinking about selling their house is in great shape to do so right now. However, homebuyers can still benefit from low interest rates before they rise again.
