DON'T BOTHER WITH CONNIE! She is the most unprofessional rude agent I have ever spoken to. She told me it takes her an hour to drive to the property so if I could not come at 10:00am Tuesday when she was showing it to someone else she would not be going back out there. She said she has 15 other people that have already called her on this listing. I explained I was only going to be in town for one day, I live out of state and I could not make that time slot. She said well if you cant come back on Thursday, sorry. Totally ignored I live in another state and was flying right back out....... She had a very nasty disposition.

Current resident. I have mixed feelings about this management company. For the most part we are happy, as our rent has not gone up. The issue is MAINTENANCE. This is not a company that makes things happen quickly. We went without a water heater for more than a week. It took 2 different repairmen to fix it. It took a while to have a leak in the wall repaired. We have issues with appliances --they "replace" very outdated appliances with "used - think old, works for a while, then suddenly has major issues-appliances" when they could spend a bit of money on new, and have a warranty if any issues come up. They did re-tile our master bathroom because the shower tiles were cracking and falling down. The company they had do it left a mess, and seriously damaged the walls around the shower surround. This has never been repaired. It makes no sense to do something poorly just to save a dime. Property was received in "as is" condition which would usually mean the walls would at the very least have a fresh coat of paint and all old nail holes from previous renters covered up. NOT the case here. I am considering painting just so it looks better. So, overall I'm giving them a C. The people are nice, but the company tries too hard to save money on repairs.

Kiss your deposit goodbye! They will find every way possible to price gouge you out of it. Our property manager was incredibly difficult to get a hold of and purposely evasive when we tried to ask what we could do to get our deposit back. She changed her cell number without telling us, I asked in several emails for her new one so I could call her, and for whatever reason she would not give it to us and communicated only through email. She was never at the office when I tried to call her there. The phone number in her email signature remained the disconnected, nonworking number. How incredibly unprofessional. I would send her emails, then later I would get an email from her asking questions I had already answered in my previous email, indicating she didn't even bother to read my emails. We asked if we could PLEASE set up a time for a phone call, she would promise to call at a certain time and then she wouldn't call. My husband would take time away from his desk to go and wait for her calls that never came, then he would send her an email (since he had no way of calling her) and ask why she hadn't called. The response was always about how she was just so busy but she would call soon. Before we moved out we asked for the paint code so we could do touch ups ourselves and she claimed not to have it. I have never heard of a landlord who does not have the paint code for the house, in fact they usually even leave extra paint for you. We took a chip to Home Depot and had it matched ourselves. Ever so conveniently they said the paint didn't match (looked fine to us) and because they had to re-do our touch ups they charged us $400!! For a few paint touch ups that I know could not have taken more than 30 minutes. We had already filled in all holes and sanded, there is no way the labor cost that much. How convenient for them- they refuse to help us get the right paint so they can then slam us with an outrageous charge. There were also several surprise charges, a bullshit $100 "administrative" charge, the carpet cleaning and house cleaning charge were more than we were originally quoted etc. which caused us to only get $200 back. I have never gotten so little of my deposit back, we took very good care of that house there was only normal wear and tear. They then purposely took forever to get us our deposit back knowing we would be desperate for the money so we wouldn't argue too much about the outrageous charges. We moved out on the 14th of April, yet they required us to pay a full month's rent and the pro-rated amount was to be returned along with our deposit, which was another $600 we really needed back. We inquired about the deposit/pro-rated rent after hearing absolutely nothing from them for over 2 weeks. Again we got only emails, no phone calls, from the property manager saying how they were soooo busy but we'd have the paperwork in two days. Three days passed, so we send yet another email and again it's a sob story about how they are just so busy but we'll get it soon. We were really counting on the money to help us pay rent at our new place, but of course we did not get it in time. I mean, we've moved out so why act professional or courteous to us at all, right? They didn't care at all about screwing us over. Beware of renting from them, they refuse to help you in any way when you move out so they can rip you off, and don't count on getting your deposit back for at least a month. These are terrible, unprofessional scammers.

I have had the distinct pleasure of dealing with Nicole Howell on several occasions. She has helped us to sell two homes over the last six years. The first home sold in just under sixty days. The second in just 22 days! Her professionalism was most impressive. Always giving us immediate feedback on any issues we had. She was also instrumental in helping us search for our retirement home in 2012. If Nicole did not have an answer, she had other resources that would bring us the solution to the problem. We are very happy with Nicole and would highly recommend her to anyone looking for a house. She will get the job done.

I was so excited to rent out my first apartment. I was supposed to meet with Connie one day to see an apartment in the Grand Reserve on Kirkman road. The front gate would not let her in because they did not know who she was at the time. I waited for almost an hour before I decided to call the company. Connie was not answering any of my calls throughout the whole 40 minutes. When I reached the company, they informed me that she was still at the front gate trying to gain access. This was not her fault but she should have communicated that with me instead of ignoring my calls. That's not even the worst of it. We rescheduled for two days later. She recommended that I not put in application in without seeing the unit. I called her a day before our scheduled meeting to get help on the application but she had informed me that someone else had a pending application that was just put in. My questions are, HOW THE HELL IS THAT EVEN FAIR? And WHY DIDN'T YOU CALL ME AND TELL ME THIS? She canceled my appointment and said she could find something else for me. I am beyond disgusted with this company. I was so excited to finally move after three long months of lost hope! I would NEVER recommend this company to anyone. BAD BUSINESS!!! P.s. If you do decide to go with this company, avoid CONNIE at all cost. You'll thank me later!

Graham Hardy is the best property manager ever! And I am the renter, not the owner. Normally the owner of a property would write a great review about their property manager who is managing their property. In this case, I the renter have so many good things to say about the property manager Graham Hardy. When I first met Graham a year ago he told me he was strict but fair. I had no idea he would end up being the best property manager ever. I have kept the property in great condition, and Graham has responded to all my requests to help solve issues with the property and the gated community. Before I moved into the property Graham made sure the walls were properly painted and that any broken blinds were replaced. Over the past year Graham has helped to quickly resolve issues with repairs such as a damaged roof and a cut porch screen. He has even helped me make requests to the HOA for trash to be removed from the community pond and helped deal with tenant illegal parking issues. I know it doesn't seem like a big deal, but believe me, when you have a problem, no matter how small, it really makes a big difference when the property manager responds immediately and works to solve the problem as quickly as possible. My neighbor had a property manager from a different company take forever to paint a door and fix a problem with water coming into the house. My neighbor has moved now to get away from the problem. I consider myself and the owner of the property I am renting so lucky that we have Graham Hardy to manage the property. THANKS GRAHAM !!!!

Nicole Howell was a great help to me during the time of short selling my home. Nicole made sure I was up to date on what needed to be done by me or what she did (most of the time) that I didn't need to worry about! What could have been an extremely stressful situation proved to be effortless on her part. I will be using Nicole Howell's expertise in purchasing my next home and would recommend her to anyone. She made it seem like such an easy process even though I am sure she was working extremely hard on my short sale. Such a wonderful, calm person to make even a short sale go smoothly!!!!

I have been working with Nicole to short sell a property that I own. Regardless of all the obstacles that have been presented by the bank and the property management company, Nicole has remained diligent in working to sell the property. She is extremely knowledgeable about all aspects of a short sale and has negotiated on my behalf with all involved parties. She is a highly professional real estate agent, and I would absolutely call upon her again if the need arises in the future.
