Vesta Wash cleaned this 80+ year old slate roof in Gladwyne, PA without using a pressure washer or walking on the roof. It is easy to damage slate by walking on a roof and using a pressure washer. We cleaned this slate roof with products and procedures developed by SoftWash Systems. We used Green Wash on the roof and rinsed the copper gutters with Final Wash to protect the copper patina. Vesta Wash is a 5 Star Authorized Applicator that specializes in cleaning premium properties with slate or cedar roofs in Delaware and Pennsylvania. We actually cleaned a 60 year flat clay tile roof for this client in Wynnewood, PA and after he bought this property in Gladwyne he contacted us within one week to get it cleaned. This was a 7300 sf slate roof which Vesta Wash was able to complete in one day.

In the spring we will clean his tennis court, The slate surrounding the pool - all without using a pressure washer. We will also use our portable commercial vacuum to suck the debris from the copper gutters without using ladders.

Spring is when we start looking at some of our outside cleaning projects.  When we start making plans, it is important to figure out which projects can be done easily and ones that are best left to the professionals.
 
Those black streaks on your roof are not dirt, but bacteria.  If left alone, it will lead to a build-up of lichen and moss on the roof.  Lichen and moss has a fine filament of roots that will work their way underneath the granules which will cause a premature failure of the roof.  As these bacteria spores develop, they will spread to neighboring roofs.  Aside from damaging your roof, they are unsightly and decrease home value.  If the black streaks get too bad, we are seeing insurance companies not renewing policies until the roof is replaced or cleaned.
Do not use a “low pressure” rinse on the roof.  This means the cleaner will bring a round machine on the roof which is attached to a pressure washer (This same machine is used to clean concrete).  Even if the pressure is decreased it will still dislodge granules.  A better approach is to use a “Soft Wash” method that applies the cleaner at around 50 psi.  The cleaner is usually a liquid or powder bleach, mixed with water and a soaping agent.  The newest technology uses powder bleach (calcium hypochlorite) which is plant friendly compared to the old method using liquid bleach.  Professional cleaners will also additionally apply a Bleach wash as well as a Plant wash.  You of course should also use on contractor that is licensed, conducts criminal and sexual predator background checks, and has workers comp. insurance.
There are cleaners available at Home Centers, but we have found that they don’t give immediate results and they are dangerous to apply because you must be working from a ladder.  When applied improperly it can damage surrounding surfaces.
