Sometimes the most obvious option to creating more space to live in isn’t an extension, but doing a loft conversion. London’s property prices have gone through the roof (excuse the pun) on too many occasions and so adding to the livable space in your home makes a lot of financial sense. Have you noticed that in the suburbs every bungalow has been converted to a dormer bungalow, and if you look at the streets around you in London, how many roofs give you a clear indication that someone has had their loft converted? It is now one of the most financially sound investments you can make when looking to maximise the potential value of your home, and often solves the simple problem of finding more space for the expanding family. Loft conversions in London may or may not need planning permission, but invariably they will require building control approval. As a result, you want to avoid any builders who say that you don’t need to worry about the council and that you don’t need any permission because the development is under a certain square footage.

How much will a loft conversion cost?

We understand this is a key need to know factor when thinking of having a conversion. 

Ball park figures for lofts vary from £15,000 to £50,000. The costs are between £300 - £600 per cubic meter. However this is really dependent on your requirements (dormer, velux, mansard, gable) and each loft. A loft conversion involves specialists and one should remember to factor in both plumbing (if you are going for en-suite) and electrical costs – we always give you the TOTAL cost in our quote pack.

How can this dusty old space be transformed into living space to form a loft conversion. When you look in your loft you’re probably a bit surprised  that a loft conversion can be carried out here.

A trussed roof as shown in the image has wood support all over the loft space. These are all removed when we convert your loft. The most important measurement for you to make is the ridge height. That is, the maximum height in your loft from the floor to the apex.

If the measurement is at least 2.1 metres you can probably do a loft conversion. The bigger the footprint of your house, the bigger the loft conversion you can have, but the shape of your roof is important here. Gable ended roofs can provide bigger lofts and the steeper your roof, the bigger your loft.
