Great time of year to be in Las Vegas. It's sunny and mid to high 80s during the day. The balmy evenings are perfect for walking through outdoor venues like Fremont Street.

Love how Google+ Autoawesome combines with Vegas Neon.

Love the street scenes in DowntownLV Beautiful bikes outside #HogsandHeifers  on 3rd street.  Great time to be in Vegas, sunny days in the mid 80s, nice and balmy in the evenings.  Makes it nice for strolling over to Fremont Street for a listen to the band.

Had a great time showing G+ friends +Karen Highland and her hubby +Chris Highland that Las Vegas has an actual downtown.  Even showed them a great biker bar.  Karen & Chris are in town for +Reesio 's #RealTech2014.  Should be an awesome day of tech.

FHA financing for condos?  Yes, please!  It would help more primary owners purchase condos in Las Vegas.

#LasVegasCondosForSale #LasVegasRealEstate
We could see a bounce in condo prices and sales if FHA allows "spot" condo approvals - approvals of individual condos within unapproved condo complexes.

One of the great things about living in Las Vegas is all the great restaurants.   The very high end places on the Strip are well known.  Some of our favorites are off Strip.  This is our favorite for Dim Sum.  Orchid's Garden on W Sahara at Lindell rivals the great dim sum we used to enjoy in San Francisco.  It's delicious, fresh, quick and won't break the bank account.  What more could you want?

Real Estate Investors should keep these four tips in mind when buying.

4 Real Estate Investment Tips

You can find advice on real estate investing just about anywhere and from just about anyone these days. But the key is being aware that while every investment opportunity is different there are some very basic aspects that are common in almost every real estate investing experience. Keep these five pieces of real estate investing advice in mind to help ensure that your investment is a complete success.
1.)    Compare And Contrast: It is very important that you compare and contrast your potential investment property to similar ones in the area. If you plan on turning your investment into a rental property be sure to take a look at and compare the going rate for similar rental properties. You need to be sure that you can be competitive without cutting into your profit forecast.

2.)    Invest In What You Know: It is extremely tempting for investors to consider investing outside their comfort zone. But your lack of knowledge and experience makes it very risky to invest this way and can end up hurting your investment. Be sure to stick to where your knack is to ensure a chance at a better investment experience.

3.)    Prepare Yourself For Changes: In order for your investment to be a success it is important that you understand anything can change at any time.  Building in the capability for change is imperative when investing in real estate. Certain aspects of real estate investments can change without warning and preparing yourself for potential changes is the only option for a successful investment.

4.)    Get To Know The Building: When investing in real estate mistakes and surprises can be extremely costly. So it is very important that you get to know the building inside and out. Not only should you completely check the property out yourself, you should also hire your own professional to do a full property inspection.

5.)    Determine Your Exact Expenses: It is very important that you sit down and hammer out all the true expenses for your investment property. You need to have a clear understanding of all the key expenses involved in running your investment property. Sometimes a property looks like a good investment but after a little investigation doesn’t deliver as nice a return as you once thought.

Centennial Hills Las Vegas has a park named after these awesome jets we see flying out of Nellis AFB.  Raptor Park has a play area, splash pad and picnic tables.  Plus it's dog friendly as long as they're on a leash.
Centennial Hills Las Vegas - The Raptor Play Park was our choice for walking the dogs today.  It even has a play area and splash pad for the 2 legged kids.

The F22 sculpture  honors our friends/clients/family who work on or fly it.  Amazing work they do for us.

It's never made more sense to buy rather than rent than it does now.  In Las Vegas, low interest rates make it cheaper to buy than rent.

Top Reasons Why Owning A Home Is Such A Great Investment!

People all over the country are making their dreams come true with homeownership, so why haven’t you? Homeownership is an outstanding investment that boasts many very desirable advantages and benefits. Here is a list of what we believe the top reasons for owning a home are.
1.)    Predictability: Unlike most other things in life a fixed rate mortgage is as predictable as you can get. With renting you never know how much rent will be next year or five years down the road but with a fixed rate mortgage your payments will be X amount for the life of the loan.

2.)    Tax Breaks: There are so many tax break benefits that are associated with homeownership. Each year you can deduct any interest you pay off and you can also deduct what you pay in property taxes each year. Making energy efficient upgrades to your home can be deducted too.

3.)    Equity: Paying your rent is just making your landlord more and more money but when you pay your mortgage you are building more and more equity. Equity can then be used to secure other loans and even finance home improvement projects furthering the value of your home even more.

4.)    Appreciation: Home values are again on the rise and are up almost 10% from 2011. This means a home bought for $100,000 in 2011 is worth $110,000 today and this is called appreciation. Real estate is a long-term investment but over the years you should enjoy a healthy return on investment.

5.)    Social: There is much more than just financial benefits involved with homeownership. People who own a home are generally overall happier and healthier than those who rent one. Not only will your self worth be increased but the way others view you will be improved too.

Michael is an excellent real estate agent. He is very response and extremely helpful. He assisted me a couple of years ago in purchasing some investment property. Being out of state it made it difficult to figure out which homes had good potential and what neighborhoods we should look at. Michael was able to steer us in the right direction and allowed me to purchase my property for a good price and made the process very easy. He even assisted us with finding handymen and other contractors to renovate the property. You couldn't ask for a better agent to help you in Las Vegas.

My husband and I bought our home with the outstanding help of Debbie Drummond. We were living in New Hampshire when we decided to move to Las Vegas. We knew nothing about the area. Debbie took the time to answer a million and one questions before we arrived. She sent us daily updates of what was available. When we came to visit for a week, you guessed it, we bought our dream home. We had a couple of things we wanted changed. No problem. Debbie and her partner, Michael Petit, had everything changed to our specifications before we arrived. We highly recommend Debbie and Michael. You can't find better people to help you find a home in the Las Vegas area - and - they are fun, can do, down to earth people.

They were fantastic to work with. We had our ideas of of where we wanted to look for a home and they lined up the viewings and provided additional information about the area that you can't "google". When we were having a hard time finding something we liked, they suggested and alternative location/property that worked out great! Highly recommended.

Deborah and Michael are family to us. THey were so helpful and patient with us as first time home buyers. In fact, I would say they educated us to buy the house in the right way and helped give guidance on the loan as well. Today, they have helped us find a management company that is managing this home for us and if the need arises, I am sure they will help us sell this house. Honest, ethical and hard working is how I would describe Deborah and Michael.
