Can You Have Too Much of a Good Thing?  When it comes to improving your home, the answer is yes.

As +Tina Israelson points out in this article, if you over-improve the home you will not get back the full value of the improvements.  She offers great advice to help you improve wisely, including links to great articles from +Teresa Cowart and +Kyle Hiscock

Avoid Over Improving Your Home for Best Selling Price!

Picture this. You spent the last 10 years making improvements and high end upgrades to your home with the expectation that when you sell it, you’ll be able to recoup your expenses and make a huge profit!

You choose your Realtor , she or he tells you what your home can be listed for, and devastation sets in. Why? Because the dollar amount you thought you could sell it for is way out of the ball park!

It happens all the time. What I hope to help you learn is why this could happen and how you can avoid it in the first place.

This article also contains  two great articles. One by +Teresa Cowart regarding why your home would appraise for less than market value and the other one by +Kyle Hiscock regarding home improvements projects to avoid for resale. Both articles are a must read!

In this article, we share some of the tales from the trenches of the things that have occasionally gone wrong at the final walk through.  Most of the time they go well.  Sometimes the sellers go out of their way to make sure you know how to operate all the home's systems.

But it is a step that should never be skipped.  This article explains why and includes links to great info from +Bill Gassett +Tammy Emineth +Kyle Hiscock +Teresa Cowart and +Dan Seim

I agree +Debbie Drummond.  Just because it is a new house doesn't mean everything is perfect or something wasn't overlooked. It happens quite frequently.  Thanks for the kind words. :-)

Michael is an excellent real estate agent. He is very response and extremely helpful. He assisted me a couple of years ago in purchasing some investment property. Being out of state it made it difficult to figure out which homes had good potential and what neighborhoods we should look at. Michael was able to steer us in the right direction and allowed me to purchase my property for a good price and made the process very easy. He even assisted us with finding handymen and other contractors to renovate the property. You couldn't ask for a better agent to help you in Las Vegas.

My husband and I bought our home with the outstanding help of Debbie Drummond. We were living in New Hampshire when we decided to move to Las Vegas. We knew nothing about the area. Debbie took the time to answer a million and one questions before we arrived. She sent us daily updates of what was available. When we came to visit for a week, you guessed it, we bought our dream home. We had a couple of things we wanted changed. No problem. Debbie and her partner, Michael Petit, had everything changed to our specifications before we arrived. We highly recommend Debbie and Michael. You can't find better people to help you find a home in the Las Vegas area - and - they are fun, can do, down to earth people.

Debbie really knows the Las Vegas Real estate market. She was diligent in making sure I saw as many homes as possible and when I found the one that worked, she was a great negotiator. I would definitely hire her and her partner, Michael Petit as my Realtors again.

They were fantastic to work with. We had our ideas of of where we wanted to look for a home and they lined up the viewings and provided additional information about the area that you can't "google". When we were having a hard time finding something we liked, they suggested and alternative location/property that worked out great! Highly recommended.

Deborah and Michael are family to us. THey were so helpful and patient with us as first time home buyers. In fact, I would say they educated us to buy the house in the right way and helped give guidance on the loan as well. Today, they have helped us find a management company that is managing this home for us and if the need arises, I am sure they will help us sell this house. Honest, ethical and hard working is how I would describe Deborah and Michael.
