Understanding Escrow Holdbacks and How They Can Work For You

Sometimes there just isn't enough time to complete repairs or work during the escrow.  When that happens, an escrow holdback can be the solution, allowing the buyers to take possession of the home with funds held aside to complete the work.

+Bill Gassett does an excellent job explaining how they work.  He offers useful articles from +Kyle Hiscock +Lynn Pineda +Ryan Fitzgerald and myself.

What is an Escrow Holdback and How Do They Work?
In a real estate transaction there are times when you have a closing date scheduled but work gets delayed and the home will not be finished on time.

This happens quite a bit in new construction. Buyers of course want assurances that the builder will come back and finish the work.

The solution in many instances is what's known as an escrow holdback where money is set aside that the seller does not receive until the work is completed.

Another common example is when a septic system fails and money is put in escrow to insure completion.

In the article I explain all the circumstances in which an escrow holdback can be used.

You will also see some other helpful home selling articles referenced from +Kyle Hiscock +Ryan Fitzgerald +Lynn Pineda and +Debbie Drummond.

When in doubt Disclose. Home sellers should be aware of the risks involved when you don't come clean with home buyers. From your home's foundation to the roof, if there's a problem, get it fixed and share the info with the buyers.

Michael is an excellent real estate agent. He is very response and extremely helpful. He assisted me a couple of years ago in purchasing some investment property. Being out of state it made it difficult to figure out which homes had good potential and what neighborhoods we should look at. Michael was able to steer us in the right direction and allowed me to purchase my property for a good price and made the process very easy. He even assisted us with finding handymen and other contractors to renovate the property. You couldn't ask for a better agent to help you in Las Vegas.

They were fantastic to work with. We had our ideas of of where we wanted to look for a home and they lined up the viewings and provided additional information about the area that you can't "google". When we were having a hard time finding something we liked, they suggested and alternative location/property that worked out great! Highly recommended.

My husband and I bought our home with the outstanding help of Debbie Drummond. We were living in New Hampshire when we decided to move to Las Vegas. We knew nothing about the area. Debbie took the time to answer a million and one questions before we arrived. She sent us daily updates of what was available. When we came to visit for a week, you guessed it, we bought our dream home. We had a couple of things we wanted changed. No problem. Debbie and her partner, Michael Petit, had everything changed to our specifications before we arrived. We highly recommend Debbie and Michael. You can't find better people to help you find a home in the Las Vegas area - and - they are fun, can do, down to earth people.

Deborah and Michael are family to us. THey were so helpful and patient with us as first time home buyers. In fact, I would say they educated us to buy the house in the right way and helped give guidance on the loan as well. Today, they have helped us find a management company that is managing this home for us and if the need arises, I am sure they will help us sell this house. Honest, ethical and hard working is how I would describe Deborah and Michael.

Debbie really knows the Las Vegas Real estate market. She was diligent in making sure I saw as many homes as possible and when I found the one that worked, she was a great negotiator. I would definitely hire her and her partner, Michael Petit as my Realtors again.
