The yard on your rental is both the tenants' friend and enemy. Typically, tenants love the freedom and space of a yard. Yards create a better family environment than do tight apartment dwellings. Dispite this, tenants dislike yard work. Sometimes, you must nag tenants to mow the yard. Trimming hedges and trees might as well be done by you, Since tenants will rarely get around to it. When cleaning the yard consider its future upkeep. Keep trees for shade and keep bushes to accent the house, but get rid of all other growth. The more trees and bushes you leave, the more work you make for yourself in the future.

When renovating your rental house, install the carpet last, only after you are through painting and drilling and have moved the apliances in. If you are replacing old carpet, leave it down until you are ready to install the new carpet. The old carpet can catch all the sawdust, loose nails, and paint scrapes;you will then remove all this debris when you remove the carpet.Make sure you buy a neutral-colored carpet that does not show dirt easily. Choose a traditional carpet with average- height nap that is easy to clean and looks good.

Bathrooms and kitchens. cleanliness is nowhere as important as in these two rooms. Get rid of stains, smells, and mildew.Quality counts when replacing fixtures. Do not buy the latest style; instead, buy traditional fixtures that will hold up with heavy use. Use latex paint on the bathroom and kitchen ceiling. A thin coat is better than a thick one;the thick coat will peel easier than a thin one. Make sure the fan is connected to the ligt switch in the bathroom . The fan will help eliminate oders, but more important it will carry steam out of the bathroom and away from the paint, plaster, and sheetrock. Caulk around all sinks, tubs, toilets, windows, and floors. Nowhere is caulking more important than in the bathrooms. Water damages houses very quickly. The last thing you need is water running behind a tub causing rot and inviting termites.

Although demand for houses will continue strongly in the future, there is definitely a shift towards apartment living in our cities. Sure some people will remain motivated to move to the outer suburbs in order to buy a house, but more and more are choosing to live close to work and that means living in an apartment. The solid and increasing demand means apartments make great investments with stronger capital and rental growth than houses out in the sticks. And this trend is only likely to accelerate in the future.

Never skimp on safety in your rental. Install handrails on the stairs, safety bars in the tubs, and smoke alarms on each floor. If safety is not your number one priority, do not become a landlord;someday, an inadequate wiring job will cause you much grief.

The outside of your rental house gives would-be tenants that vital first impression. The first step in preparing any home is to pick up trash around the yard, to trim trees and shrubs, and to mow the grass. It is not uncommon for low-priced houses to have overgrown lawns, so the odds are good that you will have to do some yard work before starting on the house itself. Clearing away extra growth around the house gives you easier access when painting and repairing the outside.

Keeping a home rented and avoiding vancancies starts with choosing a great tenant. Charging top dollar for rent may not be the best choice when you are trying to find a great tenant. Once you have that great tenant in place be proactive when their lease is coming to an end. Don't be afraid to try to get the home rented again as quickly as possible. If you use a property management company make sure they are being proactive to rent your homes as quickly as possible as well.

Spraying for bugs in your vacant rental house is much easier, usually cheaper, and much more successful than after tenants move in with their furniture. Thoroughly spray the house, attic, and crawl spaces, both inside and out. No tenant likes to see bugs the first day in a new house. Get rid of pests now, completely, and the house will have fewer troubles with insects later.

During the renovation of your rental think about ways to minimize damage. You or a company like Hamilton rental service can add water sutoff valves below each sink, tub, and toilet, to save you lots of water-damage repair bills later. When a sink begins to overflow, your tenant only has to turn off the shutoff valve.Make sure the house is wired with ample electricity. Otherwise large televisions and hair dryers will trip the circuits too often. The point is, try to find ways to minimize problems and think safety first.
