Amanda at @Stacks Property Finders for Bristol and Somerset is starting to experience a refreshing change in the property market in her neck of the woods - it appears vendors are becoming more realistic and realising what is needed in order to sell.

She tells of a £475,000 village house in a very pretty rural village location near Wells that had four buyers immediately interested. The successful buyer surveyed and then pulled out having been told it needed everything done to it, at a likely cost of £200,000. The vendor dropped the price by £50,000 without going back to other buyers and the sale was back on. The vendor obviously knew its real value and likely appreciated the fact that houses in need of renovation have gone out of fashion, so accepted what the buyer's survey said and did what needed to be done to achieve the sale.
