I want to first make a special mention to Jeff. Jeff was always helpful! All the staff was friendly and professional. They had real conversations with me and didn't just treat me like a customer. The pet policy is reasonable, which makes it wonderful. Most apartments make it nearly impossible for you to keep pets. We did the needed clean on move out and we're awarded most of out refundable deposit. It's hard to trust apartment management or landlords in general from my experience. The springs of royal oaks has helped build up that trust again. If I am ever in the market to rent an apartment, I will be coming back. This was my second time living at the complex, so to consider coming back again, you know they are doing something right.

I have lived here for more than two years and would continue to live here if my work hadn't transferred me out of state. Management and office staff have always been very friendly. Whenever I have had a maintenance request, it has been taken care of within 24 hours. Never had any noise issues. I am sad to leave.

The worst housing experience I have ever had. After paying the deposit and 12 hours of continuous driving I arrived to an apartment that wasn't what was described to me. The pricing on the website is wrong and rent is much higher. The pool is small and crowded with kids and parents who leave trash around the seats. Prepare for screaming kids and cannonballs if you are trying to relax by the pool in summer. The courtyard is noisy and echos throughout every apartment that faces it. You will hear the grass being cut early in the morning and kids screaming to wake you up early on your days off. The staff in the apartment were nice when I was signing up but as the months go by prepare to have them invade your privacy with randoms checks described as maintenance. They will question who is at your apartment and how often they are there. They will call you at work to tell you that if you have guests frequent your house then you will need to add them onto the lease. Worst of all, they will receive packages and not tell you they have it. The packages are locked away in the office and you will go weeks without actually getting it. Hold onto your tracking numbers if your friends or family need to send you something. There have been multiple occasions where I have gone down to the office to ask for my package and they tell me they don't have it. Months later they say they found them. Cons: Thin walls, poor customer service, expensive apartments, weak plumbing, broken appliances, amenities are not described correctly. Avoid if you can.

I have been in this apartment complex for 7 months now, I am very impressed on how well maintained the outside appearance is. Also impressed with how quick maintenance problems have been fixed (including a new fridge within 24 hours when the old one quit working.) What a relief it is to say, (after having rented a house for 2 years through Capital First Property and dealing with the worst possible customer service) Great Job Springs of Royal Oak Management. I will recommend anyone I can.

My name is Laura and I love the Spring. The Springs of Royal Oaks is an absolute pleasure. I have lived here for about two years, and in that time have occupied three different units. This apartment complex is nothing short of a tranquil escape from city life. Centered in the prime location of Boise, and a heartbeat from any place you'd like to go, The Springs is a magnificent choice for any who wish to rent. The complex itself is beautifully kept, with stunning trees and lovely walkways for an evening stroll. Despite being close to large roads, it is serene and quite. The people who live here are all fantastic and it is excellent for parents with children. In all my time living here I have never once seen anyone who has trouble with the safety of their kids. The apartments are delightful! Sun bathed and warm with different attributes depending on the models, the kitchens are lovely, the utilities all well kept, and the all around maintenance is absolutely spot on. If you ever have an issue, the staff are prompt on repair and upkeep and are always respectful. As a single woman, knowing that I am safe and that I don't need to fear the repair men is extremely relaxing. The most noteworthy of everything however, are the staff. These are not people with cold shoulders who are indifferent to you as people. When I came here, I figured it would be much the same as it has been in my past renting adventures. I'd be a face with an apartment number tagged to my person. I was extremely wrong. These are the very best, most fantastically kind, and absolutely splendid people I have ever had the privilege of working with. I am known by name, and always greeted with warmth. I had no idea that I would be making friends, that I would never feel awkward, going into an office with a problem. I look forward to every chance of popping by to say hello. I treasure every moment because when I am talking with them, I am a person, and not a rent amount. I can be having the absolute worst day and in stopping in to pay the rent, leave recharged and ready for another try at life. The Springs of Royal Oaks is adorned with warm hearts, loving people, and beautiful units. It will never feel like an apartment, but always a home. This is easily the best place to live in Boise, with the best people to meet. A treasure and a life changing pleasure, it's not an opportunity to miss. ps. A special thank you to everyone today for making me feel lighter than I have in weeks. Walking into the office was the best choice I could have made.

My wife and I have rented in 3 different states between the two of us and I'd say maybe 6 or 7 apartment communities. The staff at Springs is the best hands down of any community we have rented in. Their maintenance staff is fast, and the front office staff pleasant and communicative. Wish all the others we have been to were this nice.
