Ottawa Real Estate Board Stats for October 2018- "Are we seeing a change in pace coming for the Ottawa Market"

October has been a good month for Ottawa Real Estate and again the reason possibly is the lack of supply on the market but again this is not in all parts of the city and in certain pockets of the city. Lets take a closer look at the October 2018 Report from the Ottawa Real Estate Board.

We had alot of sales go through this month with 1383 properties sold compared to 1237 properties sold in October 2017 but average home prices are moderately not that different compared to previous year in 2017 as average price of home in October 2018 was $449,005 which is only 5.7% difference from previous year in October 2017. We would expect the average prices to increase quite a ot more with inventory still being low so this can be a sign that we might see abit of a cooling in the coming months for Ottawa Real Estate.

Condos are still seeing a huge jump in sales as they are affordable for a lot of people and make a great way to get into home ownership but the prices for condos are staying relatively the same as average price for Condo was $$271,350 in October 2017 which is only a 0.6% increase from October 2017. We are seeing quite a few new condo projects throughout the city in the downtown core, Zibi, Westboro, Hintonburg just to name a few with moderate prices.Lets stay hopeful we continue to see an increase in condo prices and demand and I think in the next 3-5 years with light rail downtown we can see a good condo correction in the city.

We saw an increase to the Bank of Canada Rate this month to 1.75% and they are having another announcement December 5th where they will make another interest rate announcement and it is expected they will raise the rates again. This I believe is going to push the market to cool down slowly with it pushing people to make a move and list there home which will cause inventory to go up but we will have to see how the market reacts with rising interest rates over the next coming months.

Ottawa is still growing quickly and with alot of major developments and changes throughout the city this is a great to time buy and invest in the Ottawa Market.

Some Key points to take from the News Release Below and Ottawa Real Estate Market in October 2018:

-Ottawa Realtors sold 1,383 residential properties in October through the MLS system, compared with 1,237 in October 2017, an increase of 11.8 %

-Out of the 1383 sold units the breakdown is: 1,059 in the residential property class, an increase of 8.5 % from a year ago, and 324 in the condominium property class, an increase of 24.1 % from October 2017.

-The average sale price of a residential class property sold in October in the Ottawa area was $449,005, an increase of 5.7 % over October 2017

-The average sale price for a condominium class property was $271,350, an increase of 0.6 % from this month last year.*

-The $300,000 to $449,999 range remains the most active price point in the residential market, accounting for 43 % of home sales

-Between $175,000 to $274,999 was Octobers most active price point in the condominium market, accounting for almost 53 % of the units sold.

-Affordability is and high rental costs is pushing people towards cost effective condos
