The only downside now is that sellers are getting overconfident and pricing too high. Buyers are willing to move up in price but not as much as sellers are demanding. We may see a little slowdown over this next year. Not because buyer interest is declining, but because the gap between seller prices and buyer expectations is increasing.

Good warning for new home sellers this spring season. They should be cautious in their pricing, as we are seeing buyers feel like they missed out on good deals, and are growing tired of the too rapidly increasing homes prices.
 
I have been a bit worried about this coming up. For us, it has been starting to feel like many buyers are losing steam, not because they have lost the desire to buy, but because the prices keep moving up a little too fast. Too many now feel like they have missed out on the good deals, or reasonable deals, and are being priced out of their markets. This is a good warning for new sellers this spring to price cautiously.

snow conditions higher up have been really good!
 
Jupiter Peak at Park City Mountain Resort is an easy hike for some great turns. At 10,000 feet it is the highest point of Deer Valley, Park City and Canyons resorts.

In an effort to educate our clients about why our searches are better than the Big Four, I just put this graphic on my website. Feel free to download it and use it on your website and blog posts as well.

You may also get some good ideas on how to prove our point with a video. Go to http://www.sugarlandtxhome.com/1dream_home.htm and see how I created a very local-specific argument for my clients. It's not fancy, and may be a little long, but I think it makes the point.

Here's how to make a simple video:
1.  Capture screen shots with SnagIt or some other capturing tool.
2.  Create slides in PowerPoint.
3.  Do a Save As--> .JPG on PowerPoint slides to create images.
4.  Upload images into Windows Live Movie Maker or some other video tool.
5.  Make the video.

Easy!

Introduction
I live in my dream town of Park City, Utah. After growing up in the suburbs of Chicago, I moved to Utah in 1993 with a group of friends. As competitive skiers and snowboarders we made Utah our home and never left. I now live in the ski resort town of Park City, Utah, and work as a Realtor with Summit Sotheby's International Realty. I specialize in the Old Town area of Park City.

I am married to the beautiful and sweet Heather Peterson and we have our Bernese Mountain Dog named Cosmo. When not working I snowboard, skateboard, and ride motocross. I am very proud of my daughter Allison who runs cross-country and is an extremely hard worker and is as sweet and smart as can be.

We stayed here on a road trip from Park City down to Phoenix. WE chose this hotel because it allowed us to bring our Bernese Mountain Dog. It was a nice place, reasonable in price. Im glad to know its there and will stay there again and would recommend it to others.

As realtors in Park City Utah we have a need to refer our clients buying vacation homes to local property management companies. We rely on them to serve our clients well, and make us look good for the referral. Abode has been great to work with. We have referred over a few clients who have been very happy with their services, and we have previous clients already working with them. They are a solid, honest property management company that will manage bookings and turn rentals, or will simply take care of the home. I will keep referring clients and friends to them.

This place is amazing. I cannot believe I have lived in Utah for 20 years now, and never made it down there until this summer. Stunning scenery, and the famed hike on Angel's Landing is crazy. Its super scary but worth going up, at least as far as you can handle. The while place is nothing like anything anywhere else. Its for sure worth the trip.

Davanzas is great. Its an easy, good meal, great for meeting friends for lunch. Casual place with good comfort food. cannot eat this everyday without packing on pounds but on occasion its awesome!
