Supermarkets for Little Italy... and they're amazing. Hanson's is an organic grocer & the Pan Bon sounds pretty sweet. For those of us with offices downtown, Pan Bon sounds like a great lunchtime haunt.

Some of these tips are very good. Having a loan pre-underwritten is an excellent idea. Buyers tend to drag out loan process until they've found a home and win it, but either way the work must be done and by doing this work pre-emptively - you make yourself stronger when you bid, and you have a less stressful experience during escrow because you've already provided the lender all of the documentation and signatures they'll overload you with. Yeah bureaucracy.

Offering to cooperate with termite work can be very attractive to a CA seller. Committing to a quick inspection is surprisingly effective. The personal letter can not be recommended enough by me - I've seen clients win with words many times.
Agreeing to pay a cap over appraised price is common as well and protects you both on the value of the deal. Every deal has multiple ways to bolster the offer terms.

I love that after 9 years in real estate, no deal is the same and each requires a new way of considering both parties and what will create a win-win situation and cooperative escrow.

San Diego's newest up & coming neighborhood??? Know it?? Word starting to spread about the good life down in Imperial Beach. Live near this renewed pier, in a sleepy beach town with a wildlife sanctuary and Coronado beaches just up the strip. Pricing is competitive with La Mesa and Serra Mesa pricing for first time buyers; and luxury options for 2nd homeowners buy a lot. Ideal community for commuters traveling the border for work.

Ooooh I'm absolutely going here. Sounds great. Mission Hills continues to be one of San Diego's best neighborhoods. The pricing is still below future value, the "deals" are dwindling but it is still affordable to get yourself into a long-term valuable neighborhood.
