Homeowners in the Seattle area have a real reason to rejoice: according to Case-Schiller, Seattle homes increased in value at nearly the highest rate in the nation—11%

We'll show you how you can turn these numbers into personal gain through a home refinance.

Most recent in our series on VA loans:

As many veteran home buyers have learned, sellers are often reluctant to consider an offer with a VA-guaranteed loan. They're wrong, and here's why.

If your goal is simply to reduce your interest rate, consider how long it will take for a VA refinance to recover the closing costs. Here are the steps to take.

Even if you have plenty of equity in your home, you should consider doing your refinance with a VA loan rather than a conventional loan, and here’s why.

You may have heard about the incredible demand for housing in Seattle outrunning the availability. Here's what Seattle's leadership is doing to balance the need for growth with Seattle's high standards.

The VA loan is a government program. Does that mean it's a mess of red tape and bureaucratic delays?

We'll show you how easy the VA loan really is.

As mortgage experts, we are big fans of VA loans. With this program, a veteran can buy a home with no down payment, rates lower than for conventional loans, and no mortgage insurance.

But here’s the secret that makes VA loans even better...

If the APR is not as useful as Congress intended it to be, how can you compare different loan options? Here are some suggestions.

I used Sammamish Mortgage for a re-fi. It was a quick and simple process with almost everything done online. They were also very quick to respond to emails when I had questions. It's great their website also posts rates and it's easy to see various options based on my credit score. I don't live near Sammamish, so the title company sent a notary to my house for final signing. Super easy! I highly recommend Sammamish Mortgage.

Working with Michael Shane at Sammamish Mortgage was a fantastic experience. Being a woman and of color, at times, I am sometimes (inadvertently.?) talked down to and left with my questions hanging in the air as if unimportant or nagging. How a business question can be misconstrued as unimportant is uncertain. This is why working with Michael at Sammamish has been a breath a fresh air. I asked many questions and when in doubt, I'd ask them in a different fashion in order to ensure that I had a fundamental understanding of the process of which I was engaging, the numbers I was crunching, and the documents I was signing. As a Stay at home Mother, I do all of the personnel scouting, interviewing, hiring and firing of contractors and businesses for the household. My husband simply does not have the time. It truly was a refreshing experience to be seen as a client instead of a "spouse" of the client. There were no "let me talk to your husband", "call me and let me know what your husband says", etc. statements. If anything, Michael was patient and understanding of my time and my husband's time. He understood that if I was unable to answer the phone it was because my hands were tied up. Common sense, right? Sometimes common sense isn't so common. There have been times where business people have asked me, with an expectant edge, why I didn't answer the phone. As a SAHM I am running a household, have been remodeling, and trying to keep children & pets safe. With Michael, there was never any pressure to sign or go with Sammamish. Everything was out in the open, clear and cut & dry from the start. This is they type of business I will recommend to my friends for years to come. Thank you Sammamish Mortgage and of course, thank you Michael Shane for a stellar job.

Poor execution on their part. Multiple mistakes on their part were discovered by luck right before my closing date. To their credit, they did work quickly to fix the issues and my closing occurred as scheduled. Were this the end of it, I would not have bothered to write a pessimistic review. At closing, I discovered that they had structured the closing in such a way that I was unable to fully take advantage of the seller's closing cost concession. And now in an issue related to that, I am just now discovering that they completely botched my escrow accounting for closing. Now my monthly payment is increasing $100 per month to account for a reserve shortage, and I have to pay one half of my property taxes, amounting to $1700, out of pocket because they didn't account for it at closing. "But you'd have to pay the taxes and reserve shortage at closing anyway" one might say. That's true, but if they had done it correctly that way in the first place, I would have been able to take full advantage of the seller's closing cost concession, and saved money in the long run. It was basically just one mistake after another with these guys. Be prepared to double check every thing they do, if you choose to go with them. Update 2/25/15 I'm changing my review from two stars to one. They just sent me a tax document in the last week of February. Federal due date according to IRS is Feb 2nd. Now I have to file an amended tax return. Thanks Sammamish. Stay away from these incompetent clowns.

Working with Sammamish Mortgage has been amazing experience. Ryan and Betty closely worked with us starting day one. They were on top of everything that needs get us closed on time. We closed on 5/26 and never felt that Sammamish would delay our closing dates. Loan process went really smooth. Closing cost almost matched with what was promised in the estimated cost.I would strongly recommand everyone and would get back to them for any future needs. Overall I am 100% satisfied. Special thanks for Ryan and Betty for being patient and answering all our questions since it was our first purchase. One feedback: If lender could release the final loan documents to ESCROW well in advance we would get enough time for reviewing documents just before closure sign. We received a day to go through bunch of final closure loan documents.

We had a very rough time with our house search and so of course we were already at very high stress levels. However, Jeanne along with her team at Sammamish made our experience as smooth as possible. She was incredibly knowledgable and most importantly very communicative! She explained every step of the process and was great about answering all our questions. And not only was the process of securing the loan made smooth for us, but we also got the best rates when we were comparing all around! AND we closed a week early because the financing was done so quickly! I would recommend Sammamish to all my friends and family and will go back there for all our financing needs in the future!

I also inquired at a big national mortgage lender, that advertises heavily on TV, at the same time I contacted Sammamish. What an incredible contrast! The big firm offered a much worse deal and their representative was very obnoxious, as well. The big lender's rep did that salesman's thing where before you have said that you want to get any service from them, they ask, "Do you want A or B?" Like I'm going to fall for that. Micheal Shane, of Sammamish, explained the loan process to me thoroughly and in an understandable manner. Even though all the mortgage lenders were being crushed by a huge influx of business caused by low interest rates, Sammamish was timely. They were always pleasant to work with. Don't send your business to one of the big national advertising lenders - much better to go local with an outfit that does not have to charge more to cover some huge advertising budget and that has been in business long enough to get the process down to a science..

Michael was extremely helpful with all of my preliminary questions before I started actually looking for houses, and I was fairly impressed that he took the time to send me a "snail mail" letter when his e-mail wound up in my spam filter. I found Sammamish via online searches and reviews. I thought the website was helpful and everyone was easy to work with. I liked Michael Shane in particular; he was very knowledgeable and answered all of my questions quickly and effectively. I thought Sammamish Mortgage was a world class organization from top to bottom. They were helpful both in the initial phase of determining financing options and what I could afford, as well as throughout the application process. They have an informative website and helpful staff, and I found Michael Shane to be extremely knowledgeable as well as a very clear and concise communicator. I could not have expected more, and would recommend them to anyone.
