I also inquired at a big national mortgage lender, that advertises heavily on TV, at the same time I contacted Sammamish. What an incredible contrast! The big firm offered a much worse deal and their representative was very obnoxious, as well. The big lender's rep did that salesman's thing where before you have said that you want to get any service from them, they ask, "Do you want A or B?" Like I'm going to fall for that. Micheal Shane, of Sammamish, explained the loan process to me thoroughly and in an understandable manner. Even though all the mortgage lenders were being crushed by a huge influx of business caused by low interest rates, Sammamish was timely. They were always pleasant to work with. Don't send your business to one of the big national advertising lenders - much better to go local with an outfit that does not have to charge more to cover some huge advertising budget and that has been in business long enough to get the process down to a science..

My experience with Sammamish Mortgage was great. I used them to buy my first house and was quite clueless going in, but they were very helpful at explaining everything to me each step of the way and helping me get together all the information I needed and making the best choices. Thanks to their quick turn-around, we were able to close over a week early.

Sammamish has the best financing rate I could find, and came back because I had a prior good experience when re-financing my home. Sammamish Mortgage assisted me with the purchase of a home. I applied for the loan on-line and received a call from Michael Shane the next business day to talk about my options, and rates. The loan proceeded efficiently and closed exactly as planned. This is my second experience working with Sammamish Mortgage and both times were a pleasure.

Well that was easy. Ryan and his team executed my refi with absolutely no issues in a just little over 30 days, during tax season! He was always very responsive to my emails and the instructions were easy to follow. Their rates were very competitive and really easy to check on their website (no personal information needed).

Poor execution on their part. Multiple mistakes on their part were discovered by luck right before my closing date. To their credit, they did work quickly to fix the issues and my closing occurred as scheduled. Were this the end of it, I would not have bothered to write a pessimistic review. At closing, I discovered that they had structured the closing in such a way that I was unable to fully take advantage of the seller's closing cost concession. And now in an issue related to that, I am just now discovering that they completely botched my escrow accounting for closing. Now my monthly payment is increasing $100 per month to account for a reserve shortage, and I have to pay one half of my property taxes, amounting to $1700, out of pocket because they didn't account for it at closing. "But you'd have to pay the taxes and reserve shortage at closing anyway" one might say. That's true, but if they had done it correctly that way in the first place, I would have been able to take full advantage of the seller's closing cost concession, and saved money in the long run. It was basically just one mistake after another with these guys. Be prepared to double check every thing they do, if you choose to go with them. Update 2/25/15 I'm changing my review from two stars to one. They just sent me a tax document in the last week of February. Federal due date according to IRS is Feb 2nd. Now I have to file an amended tax return. Thanks Sammamish. Stay away from these incompetent clowns.

Michael was extremely helpful with all of my preliminary questions before I started actually looking for houses, and I was fairly impressed that he took the time to send me a "snail mail" letter when his e-mail wound up in my spam filter. I found Sammamish via online searches and reviews. I thought the website was helpful and everyone was easy to work with. I liked Michael Shane in particular; he was very knowledgeable and answered all of my questions quickly and effectively. I thought Sammamish Mortgage was a world class organization from top to bottom. They were helpful both in the initial phase of determining financing options and what I could afford, as well as throughout the application process. They have an informative website and helpful staff, and I found Michael Shane to be extremely knowledgeable as well as a very clear and concise communicator. I could not have expected more, and would recommend them to anyone.

These guys are great. I've used them to refinance my house 3 times in the last 6 years. Somehow they they always have the lowest rates in the Seattle area (much better than BECU). You can get an interest rate quote via their website without talking to a person or providing personal info. The quote is just an estimate but they've come very close each time (within one or two hundred dollars, sometime higher and sometime lower). Ron, who handled all my refinances, is a very straight forward guy. There's no pressure or sales tactics. You just apply via their website and they call you back to get application process going. They also have very good rates if you want to pay your own taxes (there's a checkbox on their website's interest rate quoter). Another thing I like is the ability to choose between no fees or a lower interest rate. They are a small enough operation that is easy to reach someone on the phone. Even the receptionist was able to help me with some loan questions. I would not hesitate recommending Sammamish Mortgage to anyone looking for a home mortgage.

We wanted to refinance our loan on our condo under harp1, but it didn't work because we were under water on the mortgage. Ryan tried again under harp2, but the lender backed out at the last minute. He kept at it and eventually found a lender that made it work, and even lowered our rate another 1/8% before closing. Throughout the entire process, we only had to pay for one appraisal (two were needed) as Sammamish covered the second one. Overall, it was a long process, but we really appreciated Ryan sticking to it and getting the refi done. The money we will save over the life of the loan (about $250/month) will end up saving us $90k over the life of the loan, so this was definitely time well spent. Thanks again to Ryan and his team.
