Sometimes you just think there is a person under that suit. But moms are moms and kids are kids, at the end of the day!

The new Tappan Zee Bridge appear from out of the water just north of the old bridge. We should look at this comittment to our infrastructure as a good thing for Westchester river towns and Westchester in gnereal. http://thewestchesterview.com/2015/04/12/bridges-in-parallel-the-new-tappan-zee-bridge/

We have the highest electrical and gas rates in the NATION.  Yet the oldest ad perhaps most out-of-date grid.  Why don't we let the SHAREHOLDERS foot some of this bill for a change. Investing in anything is never a sure thing and when systems aren't properly maintained, that is NOT the fault of the consumer.
Con Edison — which charges the highest electric rates of any big-city utility — wants more. Typical New York City apartment dwellers who use 300 kilowatt hours of electricity each month would see t...

Housing inventory has been exceptionally tight both in the Westchester market and other markets.   This podcast explains why this seems to be happening and what to do about it if you are in the market to buy (or sell) your home.

As we say goodbye to one of the coldest and snowiest winters I can remember in Westchester NY, here are some photos from the "silent snow" of early March where the air was so still that the snow clung to ever branch and leaf - creating a fairyland of sorts.  These were taking from my front and side-yard.

Video from one of my most recent photo-shoots...31 Keats Ave in Hartsdale NY -  It's a great pre-war colonial with a Tudor/Georgian vibe.  Nearly 2000 sf, 5 BR, 2.5 baths.  The interesting thing about his house is that 2.5 baths is rare in a house of this age and the location is very convenient to the village of Hartsdale and the Hartsdale train station.  Just a little over 30 minutes to Grand Central Station.  Great for commuters!

This is pretty funny, but sersiouly, I think it is past time  for me to say goodbye to YouTube - at least from a marketing standpoint.  Buts seriously,  If YouTube really wants content creators who are marketing businesses to stick around and provide content, they have to be far more responsive to their needs and issues.

Sadly, I don't see that happening.  Its just one headache after another with them if you are providing content for your business.  Between copyright trolls harassing me for music tracks that I bought and had a  license to use to this new auto-play feature where I end up advertising my COMPETITION, it is obvious that they could care less. Its just one thing after another and I'm sick and tired of trying to make things work just for the Google juice.  NOTHING is worth the crap they are putting small businesses through.

Our most recent snowfall -This certainly has been a winter to end all winters.  This time we told to expect 1-3 inches...but it was closer to 9.  Although beautiful, after so much snow I am happy to see green grass appearing for the first time since January.

7 Reasons Why Curb Appeal will Boost Spring Home Showings

Home sellers may fell overwhelmed with preparation tasks. When  in doubt where to spend time and money before your home is listed this spring, learn why curb appeal merits priority. What ever price point the home is at, its curb appeal will help sell it.

1. Set the Impression of a Home where the Work is Done - Show buyers what is done. Some don't like yard work. You don’t want a buyer put off because they are concerned about having to repaint the exterior or replace siding right away. This is especially true if you have an older home. Remember that older homes are in very high demand in the Twin Cities and buyers will pay a lot for them.

2. It offers sellers their best chance to make the first impressions of your home shout “wow” to potential home buyers. Make sure your home actually gives potential buyers a reason to stop and take pictures on their phone. Many individuals find their ideal home after driving by a house for sale and noticing a sign.

3. Associate Home's Exterior to Interior - Home buyers associate how well the exterior of a home and its landscape with the condition of the home’s interior. It offers a sense of assurance that whoever owns this home is on top of things. Prospective home buyers can be wary of homes that look is disarray. They never know what else that they cannot see may have fallen into a problematic state, too.

4. Shows Well-Lived In And Cared For - Your home's curb appeal must invite buyers to view the interior of the home. If clutter and debris give the impression that no one has lived in the home to care for it for some time, it may send people away.

5. Sets Level of Acceptance - Curb appeal sets the level of acceptance of a would-be buyer’s posture for your entire home. Studies show that those who see your home's curb appeal favorably, also gain a favorable impression of the seller. Everyone wants to engage a fair person who is a delight to negotiate with during setting the terms of a purchase agreement. You may find yourself needing to request a different closing date to suit your schedule or want to dig and move some heirloom plants in your garden. It is best to always start by presenting your personal image well too.

6. Sells a Home Faster - Curb appeal can mean the difference between a home that sells quickly for an excellent price and a home that drags to sell and ends up going for below the original price. If your landscaping is in dire need of trimming and removing debris, a buyer may ask for you to take care it anyone. A home that projects how pleasant it will be for outdoor picnics, entertaining guests, and relaxing moments of pleasure at home will sell better.

7. Appeals to Move-in Immediately Buyers - A clean and well-presented home saves time for the home buyer who needs to move quickly. Pressure wash your home's exterior, driveway, out buildings, patios and decks to clear away any mold, mildew or stains and fix anything that’s broken.

Introduction
Real estate agent in lower Westchester also turned commercial and real estate photographer.

My emphasis on photography came early in my real estate career.  After working with many buyers, I realized that a great presentation was one of the best gifts you could give to a listing.  Great photography brings buyers to listings. Bad photography keeps them away. As an agent I dragged many a buyer kicking and screaming to a house that they had rejected based on poor photography.

So, over time, the focus changed to promoting listings.  I still enjoy working with buyers, and sellers directly, but I also focus on listing property and helping agents present the properties that they list in their best light.

I needed some waterproof hiking boots that would work with my orthotics. Finding shoes with these orthotics has always been something of a challenge. The staff was very helpful and was able to guide me through the maze of brands to a style that was not too expensive, yet had the flexibility that I needed. They definitely didn't steer me to anything particularly expensive. We started at the lower end to determine what features I needed without paying a premium for things I didn't need. They staff was patient and had sound advice.
