Very nice and quiet. It's safe and has a very nice staff and good neighbors. MIntenance does a good job responding to calls and the office is helpful and ffiendly. Enjoy their activities and its nice to get tenants involved to meet one another.

Even though the rent is reasonable, the utilities are pretty outrageous. They charge multiple random fees and charge everyone a parking fee, even if they don't have a car. And we just moved out and left our apartment spotless but we just received a cleaning bill and a bill for shampooing the carpets. These apartments are definitely not worth all the hidden costs and the sneaky ways they try to get more money.

I lived here for a couple years immediately before their recent renovations. It was a fantastic place to live. The location and freeway access was fantastic, it's a generally clean, quiet complex, the management was great, and I LOVED looking up at the mountains from my front door. Just a great place to live, overall. The floor plans are nice, and the fireplaces are a great touch. That said, the buildings themselves were originally poorly built. There's virtually no sound insulation between upstairs and downstairs neighbors, which can be very frustrating if you get noisy, inconsiderate (or even just heavy-footed) neighbors. I never, in my time living there, ever heard a side neighbor; it's just the ones above and below. I can't say that the noise issue was ever bad enough to detract from the location, as noise is a byproduct of really any high density living. As far as their management being terrible... pay your rent on time like an adult, and you'll never have any problems. If you're paying your rent a week early then you'll never fall victim to problems if something unexpected comes up the last day of the month.

Lived here for a year had an okay time. Pros: Great location with quick freeway access, fairly quiet complex grounds, great recreational facilities, decent price for the area, office people and maintenance people are pretty cool and professional. Cons: These apartments are older so you can hear people walking on the next level up and if you have a kid or a large dog some people living below you won't be very happy with you. If you are on the buildings by highland drive it does get really loud. Fees, utilities processing fee, property tax, garbage, sewer, water...I would expect about 100 dollars for all of those, so factor that into your cost of living here.

If you smoke, its a great place to live even when in the lease agreement you will sign that you won't smoke in your apartment, but they won't do anything about it. But I would not recommend this place if you have kids. We moved in when my baby was 6 weeks old. Our neighbor below us is a chain smoker and smokes in her apartment, we think she does it in her bathroom and turns her fan on so it comes there our bathroom and through our heater. We been telling the manager here since July and she " talks " to her then she smokes outside by our car for two days then does it in her apartment again, we know its her, its the same smell we smell when she's smoking by our car. We feel like we can't escape it. Our baby is always sick and his doctor said its cause of the second hand smoke and the manager here thinks its our pipes. We emailed her boss and still nothing. I loved the area and apartment until we upgraded to a two bedroom. Like I said its great place if you smoke cause you can smoke in your apartment without getting in trouble. But if you don't smoke or have kids I highly don't recommend living here. We are happily leaving when our lease is up.

This has been the first apartment I've ever lived in, and after reading the endless horror stories of apartment-living in general, I was blown away to have every negative preconception dispelled while living here. I don't have the experience to compare Royal Farms to other complexes, but I can tell you that my time here has been nothing short of fantastic. The management was always extremely helpful and incredibly friendly every time I spoke with them; the few maintenance issues I had were all dealt with by the end of the day; it's a nice complex with good parking and a homelike atmosphere. I'm sad that my circumstances have required me to move out, but should the opportunity arise, I wouldn't hesitate to move back here. I can't recommend this place enough, I absolutely loved my time here!

Worst customer service ever. They were so rude when we gave them our notice to move out. They are so hard to work with and not considerate what so ever. The manager, I think she was asian, was super rude!

Just moved into these apartments in December and so far, I have minimal complaints. The area is great, I feel safe walking to my car at night and don't feel concerned about damage to my car/apartment. The mail is a little out of the way, but nothing major. There were a few things in my apartment that could have been better. There is a dip in my ceiling in the family room that was from water damage by a previous tenant that was poorly fixed. The showers are very outdated, but functional. Luckily, the appliances are new, the fireplace is new, the carpet looked great, the hardwood floors are great. Counter-tops were a little damaged from previous tenants and it didn't look like they had been attempted to be fixed for a while. No noise complaints. The management always is available to answer my questions, has been completely honest about fees and everything included in my lease agreement. I appreciate the honesty and I feel at home here!
