Living at royal farms has been the best experience I have ever had living in a apartment complex in the state of utah. Kuddos to the staff at royal farms for always keeping things professional and clean. Oh and don't forget the awesome pool area durring the summer time and the relaxing hot tub that is open YEAR ROUND!!!

Having never lived in an apartment situation before, and moving across the country, I had no idea what I was looking for. 6 years later, I will always consider Royal Farms Apartments my home... I was looking for a spot as a single girl moving out of a basement rental up in Summit Park. As I considered a couple of different options through google search I headed down I-80 with an open mind and various options. I got off of 215 on highland and saw a welcoming sign that said Royal Farms Apartments and figured I would check it out. At the time (5 years ago) Taylor and Vicki had 100% convinced me that this was where I wanted to be. Still working up the canyon, it was a super easy commute and affordable for where I was at in my life. The maintenance team was awesome and the grounds were kept spotless. Fast forward 2 years... When it came time to look for a new spot and my lease had ended, I had searched for homes to buy. Apartment living ended up being ideal for me at the time. As I did not need the space in a two bedroom apt. for my dog and I, I ended up transferring from a two bedroom apartment to a one bedroom apartment. I do have summers off and spend a lot of time at the pool - which is kept immaculate and probably forever will be my FAVORITE spot:) I have recently moved out of Royal Farms and have nothing but amazing things to say. Vicki and Menchie are absolutely amazing in the leasing office, and so willing to work with you if you are willing to work with them. The maintenance team is so super friendly (Domingo, Mirza, and Shelby:) and willing to help in any way that they can... If something needed to be fixed they are speedy, friendly, and professional. This apartment complex is beautiful and I truly miss it and will always consider it my home away from home!

Even though the rent is reasonable, the utilities are pretty outrageous. They charge multiple random fees and charge everyone a parking fee, even if they don't have a car. And we just moved out and left our apartment spotless but we just received a cleaning bill and a bill for shampooing the carpets. These apartments are definitely not worth all the hidden costs and the sneaky ways they try to get more money.

I lived here for a couple years immediately before their recent renovations. It was a fantastic place to live. The location and freeway access was fantastic, it's a generally clean, quiet complex, the management was great, and I LOVED looking up at the mountains from my front door. Just a great place to live, overall. The floor plans are nice, and the fireplaces are a great touch. That said, the buildings themselves were originally poorly built. There's virtually no sound insulation between upstairs and downstairs neighbors, which can be very frustrating if you get noisy, inconsiderate (or even just heavy-footed) neighbors. I never, in my time living there, ever heard a side neighbor; it's just the ones above and below. I can't say that the noise issue was ever bad enough to detract from the location, as noise is a byproduct of really any high density living. As far as their management being terrible... pay your rent on time like an adult, and you'll never have any problems. If you're paying your rent a week early then you'll never fall victim to problems if something unexpected comes up the last day of the month.

I'll be honest, this was a decent place to live - right up until it came time to move out. The management has ridiculous policies for notice for year vs. month-to-month leases. If you're in a year lease, you have to give 60 day notice that you won't renew, if you're in a month-to-month, you have to give 30 day notice. This is the fun part: If you're trying to move out of a year lease, you have to give 60 days notice for that AND that you won't need a first month of month-to-month. 30 days is insufficient notice for THAT month (even though those are the terms for the month to month leases) because when you would be giving that notice you're still "technically" in your year lease. (Note: 60 days on a month-to-month is impossible as all other places in the area 30-day notice.) It's a dishonest, swindling way to trap someone in an extra month they don't need. Management is completely unapologetic and unwilling to work with tennants (because we're not human beings, we're money trees). - Sincerely, pregnant, needing more space, and paying over $1000 for a month we won't be living here!

Very nice and quiet. It's safe and has a very nice staff and good neighbors. MIntenance does a good job responding to calls and the office is helpful and ffiendly. Enjoy their activities and its nice to get tenants involved to meet one another.

This has been the first apartment I've ever lived in, and after reading the endless horror stories of apartment-living in general, I was blown away to have every negative preconception dispelled while living here. I don't have the experience to compare Royal Farms to other complexes, but I can tell you that my time here has been nothing short of fantastic. The management was always extremely helpful and incredibly friendly every time I spoke with them; the few maintenance issues I had were all dealt with by the end of the day; it's a nice complex with good parking and a homelike atmosphere. I'm sad that my circumstances have required me to move out, but should the opportunity arise, I wouldn't hesitate to move back here. I can't recommend this place enough, I absolutely loved my time here!

We loved our apartment at Royal Farms. Management was always so helpful and nice. It's a great place to live at.
