Mortgage Rates Virtually Unchanged

Mortgage rates remain virtually unchanged, with the average 30-year, fixed mortgage rate down to 4.44 percent from 4.45 percent the prior week, according to Freddie Mac's Primary Mortgage Market Survey® (PMMS®). The average 15-year, fixed mortgage rate is 3.90 percent, down from 3.91 percent the prior week, and the average five-year, Treasury-indexed hybrid adjustable mortgage rate is 3.66 percent, down from 3.68 percent the prior week.

Earlier in 2018, mortgage rates shot up, but they have cooled since, even as the Federal Reserve decided in March to raise rates. Generally, however, mortgage rates move with Treasury yields.

"Treasury yields fell from a week ago, helping to drive mortgage rates modestly lower," says Len Kiefer, deputy chief economist at Freddie Mac. "The yield on the 10-year Treasury dipped below 2.8 percent for the first time since early February of this year. The decline in Treasury yields comes as investors move into safer assets amid increased trade tensions. Following Treasurys, mortgage rates fell slightly."

"They say that March comes in like a lion and goes out like a lamb, but as far as mortgage rates are concerned, the whole month has been quiet," says Danielle Hale, chief economist at realtor.com®. "Mortgage rates raced higher at the start of the year, but in March the factors pushing rates higher, like the Fed increasing rates, have been offset by uncertainty over trade policy that sent investors into safe-haven assets and pushed rates down. March weekly rate data has ranged only three basis points from a low of 4.43 percent to a high of 4.46 percent.

"Although buyers have seen some relief in rate increases this month, they still face challenges from rising prices and a hotly competitive market," Hale says, "but most are prepared for this reality, with 35 percent of recent buyers expecting a lot of competition and an additional 36 percent expecting some competition, according to a realtor.com recent survey. Being prepared also means coming up with strategies to cope, and buyers are doing so by staying on top of the market and bringing cash to the purchase process. Forty-two percent of shoppers revealed they are checking listing websites every day, while 40 percent of buyers plan to put more than 20 percent cash down. The survey also revealed that 33 percent are setting price alerts, 31 percent plan to put a larger earnest money deposit down, and 26 percent are willing to offer above asking price."

Spring is set to arrive in Michigan in all its glory, which includes snow melt, heavy rain, and a slow thawing of frozen ground.  This is the time of year that many homeowners encounter the joy that is a flooded basement and leaky roofs.  A little preparation can reduce or eliminate major damage to your home.  If your home is equipped with a sump pump, make sure it is in working order by pouring a bucket of water into it and verifying it is discharging properly.  A battery back-up can also ensure the sump keeps running when you are not at home and can be purchased at local hardware or home improvement retailers.  Check your downspouts to make sure they are free of ice and snow build-up that can back water up against your foundation.  Push snow and ice away from basement windows and window wells to prevent seepage.  Gutters should be free of leaves and debris that build up in late fall and can cause water to back-up onto the roof surface or overflow the gutter into poor draining areas around your home.  If you should encounter a major problem, your REALTOR can recommend basement or restoration contractors to return your home to good condition.
