Bob's Tip of the Day: Most sellers just aren’t motivated to do expensive repairs before putting a home on the market. Problems sometimes get painted over or hidden, which means it’s up to you to find them. Your best bet is to hire a certified home inspector. Inspections cost anywhere from $300-900 and can take between two and five hours, depending on the property. Your inspector should look at the house thoroughly with you, and give you a written assessment of its condition from roof to basement, including structure, finishes, drainage, and all mechanical systems. The inspector’s report gives you leverage to negotiate a lower price, have repairs made before closing, or back out if you don’t want to deal with serious problems.
