How To Have A Stylish Bathroom At An Affordable Price

When thinking of Home Renovations there are many reasons people undertake these tasks. As noted in a previous blog post, ‘Renovating vs Moving’, many find it far more appealing to renovate their home over moving house. This is due to worry over financial costs that can arise and it is often thought far easier and ‘stress free’ to simply redecorate a room, then to move home altogether.
https://plus.google.com/+OpulenzaCoUkbath
Reasons Why

The reason many redecorate can vary, they may have moved into a home that might have dated decor, and simply repainting the walls or changing the furniture will make the room far more cosy and inviting for not only your family, but for guests that come to your home.

It may be that certain rooms need amending to suit the home owner. Rooms such as kitchens and bathrooms often need to be adapted if the person has a disability, if, for example, they are in a wheelchair and need much more space and lowered work surfaces to adjust to their requirements.

What should be considered however, is that a home renovation can often have a major pay off as a result, often resulting in you benefiting financially from the remodel. This should definitely be taken into account if you are somebody who knows they will be looking to sell the home in the future. When you purchase a home this can often be considered as your biggest investment, therefore it should be noted that when it’s time to sell, it’s better to consider getting the best return on that investment and the way to do this is through home redecoration.

Here are some points to consider

1. Repainting the Rooms

Often giving your walls a lick of paint can help give the room a new lease of life. There are many tricks depending on the size of the room and the windows in the room, that can help make the room appear bigger, adding a large mirror on a wall, or using neutral colours can often allow the room to appear far more spacious and greater than it is. For many it is far more cost effective to buy the paint yourself and do the job in your own time, as long as you have all the necessary equipment to help you, there should be no reason why you cannot repaint a room in your home. The neutral colours in a room will also be far more appealing to those who may wish to buy your home. This does not mean that all the walls need to be painted white or cream, but be aware that a neutral room will make it easier for a potential buyer to see their own vision within your home.

2.  Re-do the Kitchen

The Kitchen has often be regarded as the heart of the home, for many reasons, it is the place where the family gather for meals and brings everyone together.  This can be a large or small task depending on how you approach it. You may wish to have the whole room redecorated, with everything from the walls, to the floor, and the surfaces. For many homes there comes a time when certain appliances have expiry dates; this goes for some ovens, hobs or other kitchen appliances such as dishwashers. Therefore having all new fittings put into your kitchen can ensure that your home will feel modern and ensure the potential homeowners that they will have no issues when moving in. It may be a larger investment at first, but it will pay off in the end as ‘Remodeling Magazine’ stated that a kitchen remodel can ”recoup nearly 69% ROI”

3.  Remodeling a Bathroom

For some people, this may be the smallest room in the house, but it should definitely not be forgotten. Similar to the Kitchen, the bathroom can also provide an impressive return, often believed to be around 68 – 78% ROI for a bathroom remodel. A bathroom remodel does not have to be an expensive venture, there are many things that can be done to help limit costs, you can repaint the walls yourself, and seek out a professional bathroom installation company to help replace an old bathtub or sink with a new more modern design of choice. With those figures however, there is no question that the Bathroom is one of the most important rooms in the home to consider for a home renovation.

Make sure that you have a vision in mind for the style and design you are after with your home renovation, and just know that there may be some large costs at first, but the resale and return is worth the time and money that would be spent.

Super clean lines, nothing touching the ground.
I know that modern bathroom designs do not suit everyone but there is a lot to be said for unusual shapes and configurations allied with practicality of use.

I will explain in more detail further down but the basic concept is sweeping lines, no corners or sharp edges and everything except the shower cubicle will be wall mounted.  I’m thinking in terms of uncluttered floor space apart from the odd soft mat to stand on.  Cleaning this bathroom will be EASY!

What I have in mind here is the total renovation of a fairly average sized bathroom.  Unless you live in a very large house the bathroom is likely to be just about big enough for purpose but, if you think about it, a lot of spare wall is wasted in some bath rooms.  Let me say straight away that this is a house for super power shower people, not soak in the bath sorts.  So let’s address that corner of the room first.

It will be a good sized walk-in shower with a large door and really impressive looking shower head right in the middle of the showering area.  I would rather not have one of those wall-mounted shower heads that you can’t get properly underneath for a good soaking.  Wall fittings will be in evidence here with just enough shelving and racking for the essential choices of shampoo, soap and shower gels with places for sponges or any other kind of showering paraphernalia that you might need.

The rest of the room fittings will be in similarly modern style with a wide, contemporary shaped sink at just the right height with no plumbing showing underneath.  All the pipe work can be fed into a false wall and then down to the drains.  There would be room for storage just beneath it and to the sides, all suspended on the wall.

The toilet will be similarly wall-hanging and, a nice touch here, with a soft closing seat.  It will be of a good size seat-wise, big enough to accommodate grown ups comfortably.  Alongside will be a wall mounted toilet roll holder and to the other side, and below, a top opening cupboard for cleaning materials including the toilet brush.  The essential thing, once more, is that it is wall mounted.

Naturally there will be a stylish, wall mounted towel rail and possibly a wall mounted heater as well.  Underfoot we will have a soft-feel, tiled floor to complement the modern fittings.  This bathroom will look good, work well for couples and families alike and will be incredibly practical.  Whether you vacuum or just mop the floor this will be simplicity itself with nothing in the way.  So, a quick cleaning job completed and then on to something more interesting!

Accessories to make bath time more relaxing (lighting too)
There's nothing better after a long, stressful day that relaxing in a hot bath and letting your worries melt away. Life can be hectic, and so a relaxing bath can offer the perfect antidote after a hard day.

If your bathroom is chaotic and not conducive to relaxation though, it can have the opposite effect and your bath time could be much less enjoyable. If you had relaxing bath times in mind when you bought your bath, you probably chose one that is big and roomy and perhaps with the super relaxing Jacuzzi feature. The bubbles have a massage effect and can help you to wind down.

The decor is also important - bright, loud colours and patterns are not ideal for relaxation - rather, softer more subtle colours minus busy patterns are the order of the day. Talking of bright, it's important to ensure the lighting is subtle and not glaring in your eyes - ambient lighting can make all the difference. There are several different lighting options for bathrooms from which to choose - ceiling and wall lights, spot lights, down lights, and recess styles to name but a few.

Discreet and unobtrusive recessed halogen lighting offers high levels of illumination and you can get special bathroom down lights for above your shower and bath. These are sealed and can withstand condensation. Otherwise, you can use ordinary down lights elsewhere in the bathroom.
Whatever your taste, there's a down light style to suit you and you can choose from white, polished chrome, brushed chrome and brass finishes.
If you want to illuminate just the one area of the bathroom then you can use eyeball and tilting models that direct light where you most need it. There are numerous ways to achieve the subtle lighting necessary for a relaxing bath time - deploying some but not all of your bathroom lights, or using some of the aforementioned methods.

If you're a fan of soft, relaxing music, it's even possible to install a music system into your bathroom, so you can play your favourite songs.

It also helps to ensure the bathroom is clean and warm, so these ideas, coupled with perhaps some candles and some warm, fluffy towels should ensure you get the most out of bath time and help make it the most relaxing and enjoyable part of the day.

                                      Old fashioned bathrooms!
I love a classic, “old-fashioned” bathroom. A classic old style bathroom doesn’t mean cold and damp with no shower or hot-running water these days though! You can buy classic fittings and accessories that will give your bathroom a classic feel without breaking the bank or compromising on comfort. You can easily have a beautiful, chic bathroom in a classic style but still have good lighting, a shower and anything else you desire.

Simple black and white tiles are a great way to make your bathroom look classic and chic without losing out on any creature comforts. A tiled floor is easy to maintain and lends a simply classic feel to any size or shape of room.
If you’re thinking of a classic, old-fashioned bathroom, the best way to go is white. The classic, chic feel of a white bathroom stands the test of time and is universally appealing. Plain white can make even the pokiest of spaces seem light and airy and a black seat on a white toilet has a simple yet classic feel; an easy way to make a change to your room. For taps etc simple ornate chrome is always a good look; or you could go a little more upmarket and go for gold taps!
The thing to remember with this type of bathroom is the old adage, “less is more.” You don’t need to go over the top with decoration or accessories; a simple bathroom suite with understated tiling can look very effective against the recent trend for bold and colourful bathrooms.
If you feel that plain white is a little too clinical for you, you can always add a splash of muted colour with light pastel or mink coloured tiles, cream towels or a dark wooden duck board.
Lighting is an important consideration in a bathroom. Harsh, fluorescent lighting can ruin the look you are aiming for, so take your time to choose something that will suit the rest of the room. Simple chrome spotlights can look wonderfully understated, or perhaps muted downlighting from several different spots in the sides of the room or the ceiling.
Having an old-fashioned style bathroom doesn’t mean you can’t have a shower. A classic roll-top bath looks fantastic with a chrome shower attachment cradled at the end or even on the side. If you have a walk-in shower, this can be easily modified to fit in with the rest of the room. Perhaps black tiles around the base instead of the usual white plastic; ornate chrome shower attachments; classic matt white tiles on the walls. All of these simple touches can help a shower to look perfectly placed in an old-fashioned style bathroom.
If you have a slightly larger space, wooden dressers can add a classic touch. A pretty wicker chair in the corner can also look quaint. A gilt-edged mirror will finish the look perfectly.

Why you really need a second bathroom
There is an interesting feature to be found on the many new-build housing developments that are springing up on every bit of spare land these days.

Mixing things up is definitely in vogue, with four or five-bedroomed detached properties in close proximity to two or three-bedroomed ones.  Have you noticed though that even the more modest plots seem to be marketed with an en-suite in addition to the standard “family” bathroom?
With land prices at premium rates we seem to be building upwards rather than outwards.  The chances are then that the roof space of the typical, relatively small town house will now be far better utilised than ever before.  In other words the master bedroom will be at second floor level and it will almost certainly have an en-suite installed. You might be forgiven for asking why on earth a couple would need two bathrooms in such a small property.  Well my answer to that would be “why not?”

Your own space

I would argue that having separate bathrooms is perfect for couples of any age.  Let’s face it, we all like our own space and our own ideas about what a room should look like.  While the rest of the property can be shared in perfect harmony the bathroom is usually seen as the ideal “personal space” where both men and women have the opportunity to put their own stamp on things.
Let’s say, for argument’s sake, that the lady of the house claims the en-suite bathroom on the top floor.  Here will be a compact but more than adequate shower cubicle with electric or central heating operated shower fitment.  There will be just enough space for a toilet and sink plus the all-important storage units and shelves.  With clever positioning and a spot of drilling into the tiles it will be possible to mount the attractive metal or glass shelves necessary for the display of countless bottles and tubs of various liquids and creams.  In short, she can have all of her personal toiletries and gadgets close at hand, without any danger of the man of the house messing up this careful arrangement.
He will be perfectly content with exclusive use of the middle floor bathroom where he can replicate her sense of independence exactly to his own specifications.  Isn’t that just what most of us would dearly love to have?  Naturally, when visitors call, they can be given access to his bathroom although it may not be necessary due to another feature found in many new homes – the downstairs cloakroom.  This tiny room with toilet and wash basin is the perfect ground floor facility for anyone to use; effectively a neutral THIRD bathroom.

Small fixtures and fittings that can add style to your bathroom.
There are many things to take into consideration when you're designing your bathroom, and you have to take both style and practicality into account.

There are many options to choose from, such as whether you want to go for a modern, contemporary look or whether you want a more traditional, old-fashioned look.

There are many ways in which you can add your stamp and individuality to your bathroom, and several things that can make it stand out. You can keep the colours plain, or you can go for cheery, bright colours. You can transform and old, tired bathroom with a few minor adjustments or go for complete overhaul - the choice is yours.

It's all about the layout, and this is particularly true if you have a limited amount of space in your bathroom. For example, if you have a very small bathroom, you may need a small, narrow sink that offers storage below it. A lack of space shouldn't mean a lack of options, you can still maximise the style. A chrome towel rail, which can be of the heated variety if you choose, can be a fabulous addition to your bathroom. If you opt to have a mirror, you can choose from a huge variety of shapes, sizes and styles - a great mirror can really make a statement.

Some people that have a large or medium sized bathroom can opt for a freestanding bathroom cabinet; these are available in a huge range of sizes and styles. Very small bathrooms probably won't have enough room to accommodate these types of things, and so it is sometimes necessary to be a little more creative.

Towel rails are a great addition to any bathroom, and come in many different varieties. Typically they are metal or chrome, and come in many different sizes, shapes and colours and they can really make an impact.

You can perhaps co-ordinate your fixtures and fittings, perhaps opting for the same colour or mixing them up a little. Alternatively you can keep the main items plain and add the colour or pattern through the clever use of accessories later on.

These are many options from which to choose, and inspiration can be taken from almost anywhere. There are always stylish options in specialist bathroom retailers and on the Internet, so why not have a look and see what type of bathroom would be great for you.

Affordable and Clever Ways to Accessorize your Bathroom

Your bathroom may be one of the most practical and important rooms in the house, but many people neglect their bathrooms and fail to make it look as appealing as other rooms in the home.

More attention goes on the living room, your bedroom or maybe the kitchen. However, injecting some life into your bathroom can really make the room appear a lot more attractive.

You do not need to spend a lot of money on doing your bathroom up to experience a great makeover. There are some cheap, unconventional and clever ways to accessorise your bathroom:

Many bathrooms are boring and white. Why not inject some colour by painting the radiator a crazy colour, such as neon pink? You can also purchase some cheap accessories from high street stores that help to keep this colour consistent across the bathroom. You can buy small vases in pink, toothbrush holders, soap and other objects that help you to create this fantastic pop of colour.
Paint a whole lot with chalkboard paint. Chalkboard paint does not cost a lot of money, and it can really change the look of your bathroom. You can write yourself notes on the wall, or even draw pictures and add annotations.
Add plants. Plants do not cost a lot of money and can really spruce up your bathroom. Why not hang some plants in a row from the ceiling, or keep some by the window where they can receive a lot of light.
Add a rustic ladder instead of a towel rail. You can pick up rustic, wooden and old looking ladders from just about anywhere, and after a good cleanup job you can use this as a towel hanger instead. This looks rustic and chic, the perfect addition to your bathroom.
Add a screen. If you have a larger bathroom, you can divide the space with a Venetian style dressing screen. This can add a true look of class and sophistication to your bathroom area.
Beautiful lamps and lampshades. Why not add a chandelier into your bathroom instead of the normal lampshade? This can look really classy and luxurious.
Add lots of art. Not many people hang pictures in their bathroom, but you could add a collection of photo frames in a scattered and haphazard manner, to really create a funky look. Of course, you will need to clean these often to keep them free from dust but it is really worth it.
Add lots of mirrors. If you have a smaller bathroom, adding lots of mirrors to the wall can help to make the room look much brighter and bigger.
If you can find the right bathroom accessories then you can ensure that your vision can become a reality, and re-design your bathroom at an affordable price.
