No matter how hard we try, there will always be mistakes that affect our residents. In order to right the wrong, we must jump into service recovery mode—especially if we want to be successful property managers.

The demand news for the Phoenix apartment marketing during the initial three months of 2014 was solid. However, the near-term outlook for the metro is only lukewarm.

Construction levels are at a 20-year high in the Bay Area, with most of it concentrated in the San Francisco and San Jose metros and much less in Oakland. As expected, Oakland took the number one position for rent growth on a national level in the first quarter of 2014. What MPF Research didn’t expect was for rent growth levels to accelerate in all three metros.

One theme seen in 1st quarter 2014 was the re-acceleration of rent growth levels in some of the nation’s hottest development markets, including California’s Bay Area. What does the improved momentum tell us about the market’s fate going forward as even more new supply is set to complete?

For the first time in more than two decades, Austin’s apartment sector is expected to see big growth in both the local economy and in new apartment supply. Can Austin’s projected economic growth cushion the apartment sector from a 20-year peak in new development?

Trained service and companion animals – including pit bulls and other restricted breeds – fall under Fair Housing rules. Denying a resident either of these could ultimately lead to potential fair housing liability.

The Nashville economy is generating consistently more jobs than it has at any point over the last decade. That, combined with the strong demographic trends, has helped sustain tight occupancy rates and impressive rent growth. But it’s also led to a huge spike in apartment construction, and the first wave will start hitting the market later this year.

One of most powerful tools in any apartment community water conservation and utility expense management plan is an irrigation system equipped with flow meters and master valves.

This is my first visit to LA Burger and I was blown away. I had the LA Burger and the K-Fries. They tasted fantastic. I will be returning to try other menu items. The restaurant was very clean and the girl at the register/server was super friendly and helpful. You can't make a much better first impression than that.

A beer-lovers paradise. My waiter spent plenty of time discussing my tastes in beer and recommending several brews on tap to try. That's been my experience each time I've been...a knowledgable wait staff eager to share their love and passion for beer. Beer isn't the only thing they offer. They offer eclectic and modern takes on typical bar food. The Bangers and Mash and BBQ Duck Wings are two such examples. But the main reason I am here today writing my very first online review is the Bacon Lollipop. Yeah, you read that right. Thick slabs of skewered bacon, served with pieces of funnel cake and a maple hollandaise sauce. Bacon fat served with a sweet buttery dipping sauce? Divine. Give this place a shot. I truly believe you won't be disappointed.
