In my experience an empty home has not been more difficult to sell and in some circumstances it is actually easier.

Bill was chosen at our attorneys direction to sell our home through a very contentious divorce. I am not sure if our attorneys or Bill knew the challenges he would face. On most occasions Bill was meet with resistance, personal barbs and attacks from an uncooperative home owner. We were referred to Bill from a friend who had recently used his services and expressed his extreme pleasure throughout the selling process. And I am more than pleased with our interactions with him and thankful that we used Bill! In selling our house in Framingham, we were unsure of the listing price we should be targeting, how to market it, when to do open houses etc. Bill showed up ready to roll, complete with numerous local comps, a plan of attack, example brochures of how he planned to get our house seen and we were nothing short of thoroughly impressed! Needless to say, one week of marketing, 1 open house, 3 offers and next thing you know... our house had been sold $7,000 above asking price in a real tough market. I purchased an 11 room 3500 sf home almost 24 years ago which I planned on flipping. It ended up being the longest flip in history! It's on a main road so selling it became a challenge to say the least! Throughout the years I hired numerous agents who claimed they could easily sell the beautiful home but they didn't deliver and only a few brought potential buyers to view it! In 2013 I Googled "number one real estate agent in Massachusetts" and Bill Gassett came up as not only the number one ReMax agent in MA and all of New England! I decided to no longer hire agents that were friends of friends and instead I solved the problem and hired the best! Success leaves clues! The clincher was when I emailed Bill on a Sunday afternoon in June and he responded in detail within 10 minutes! We met the next day. He's professional, he listens and has a great sense of humor. I signed and he immediately had a photographer come and take photos, put together a beautiful brochure with a detailed description of the property and posted the information and photos on numerous websites... The property got more immediate interest than it had received in the previous 23 years! It sold not long after! I still can't believe it! If you want the best results, hire the best!

We met Bill while looking at one of his listings. We had interviewed several other agents to help us with the sale of our home, but decided one more opinion couldn't hurt. Bill's review of our home was very candid and we found his appraisal refreshing. It is our belief that others had placed a higher value on our home just to earn the contract, but would have caused problems when it didn't sell quickly. Their appraisals could not be backed up with the proper evidence from prior sales. The first 60 - 90 days are critical and pricing your home incorrectly the first time could lead to a lengthy listing and reduced ultimate selling price. We were very impressed with his marketing strategy and we had an offer within 30 days. It all happened so fast that it put us behind schedule on finding our new home. Bill once again came through and we were able to close on the new house the same day as the sale of our old home. Moving can be a very stressful situation, especially when you have three young children. Bill was always willing to do whatever was needed to help us with the move and we highly recommend his services.
