This sellers market has been created by the economy turning, (At least in Austin.), and it is going to take the builders the rest of this year, at least, to catch up with demand. The high paying jobs boom in Austin is creating a Housing shortage that caused a record shortage of inventory. Start Ups + High Paying Jobs = Prosperity ~= More Construction Starts and Higher Home Sales!
Real estate is and always will be a supply and demand issue. Right now we have serious demand for affordable housing. We have more buyers in the market then sellers and that is pushing prices up, records sales stats, and inventory reaching an all-time low!
If you would rather not go through the whole process of listing your home or condo on the MLS, consider a "Pocket Listing" where I would market your home or condo within the pool of agents I have relationships with and on Broker Underground. And in fact homes are selling Pre-MLS and on the Broker Underground from one aggressive sellers agent to one aggressive buyers agent. AUSTIN, Texas – January 17, 2014– According to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS®, Austin-area home sales reached a historic high for December while housing inventory dropped to an all-time low, and 2013 year-end figures show momentum in Austin real estate coursing steadily into the new year.
According to the report, 2,080 single-family homes were sold in the Austin area in December 2013, which is 14 percent more than December 2012.
