Clients are happy to buy homes with updated shingles, but are often even happier that they had them inspected before the purchase.

Deteriorated chimneys, lead to deteriorated attics and deteriorated interior finishes.  Maple Trust Inspections reports on conditions like this all the time, and we can't wait for the warmer weather to get here.  Cold, windy, snow covered roof tops will soon be behind us once again :)

How does snow, rain or even the time of day affect your home inspection?

In this picture, snow was covering the roof.  We noticed that not only was it hiding the condition of the shingles, but the snow was actually hiding tarps.  This roof was in need of major repairs or replacement and a just a little more snow could have fully concealed it.

Syndication has lead to problems here in Canada too.  Home Buyers are advised to verify listing details as early as possible, and of course, to have a home inspection as well.

I know this is a subject of great debate, interestingly I am closing a sale on March 19th and my buyer client already has her letters ready instructing these companies not to print a darn thing about her transaction! And she means it.

I did not know this movement existed until i read an article by Jim Abbott.
NAREP is a non-profit trade association for real estate agents and brokers. We seek to end syndication abuse on real estate marketing web sites.

+Elias Nathaniel You are right.  Zillow and Trulia aren't here yet... but check out Zoocasa.com, or just Google any address of a recently For Sale home.  Lots of websites are "scraping" home listing information from the MLS or Realtor.com.  They serve up the information how ever they feel like it to get traffic for their pay per view advertising.  Home Buyer Beware.

One of the last things I do during a home inspection is check the attic.  It's often a bit of a wild card.  Remember to pop that attic hatch and have a look in your attic seasonally. And never.... Never... vent your bathroom directly into your attic. :)

Home sales are picking up in Niagara.  Home Inspections are coming in fast.  Nice weather is just around the corner.  It's time to work on that Curb Appeal!  But when you do, don't forget to pay attention to the grade of your property.  Lots of home inspections reveal misguided gardener's efforts.  Make it pretty, but do it right.

Brings new meaning to the expression "In the Dog House!'

My dog would be so envious if he knew there were homes with dog caves in them!

Perspective, understanding... and... and... every new home comes with a laundry list.

How do you and your clients deal with a detailed inspection report?

I would HIGHLY reccomend Maple Trust Inspections to anybody looking for a home inspection in the Niagara area. Not only was Craig incredibly knowledgeable, polite, patient and thorough, but he was fun to work with! This is a man who loves his work, and it shows in the way he examined the house and conveyed the information. The videos, pictures and report he prepared for me were exceptionally detailed, and covered the full spectrum of maintenance and repairs I would need to conduct. Thanks to Maple Trust Inspections, I discovered some serious foundation issues in the house I was looking at, and the seller agreed to reduce there price significantly in order to pay for the repairs. Five Stars for sure!

Let me count the ways! Craig was totally thorough. Patient and professional. This man could not have been more polite, and did his utmost to explain any questions I had. I don't remember the last time I had customer service like this. I can't recommend this company any higher. Thank You Craig for everything. It is so appreciated.
