This week we are explaining five key changes that the government is proposing. Tip 5: The government is proposing to create a new mandatory condition in HMO licenses requiring adequate receptacles for the storage and disposal of normal household waste emanated from the property and suitable for the number of persons occupying the property. Tip 4: The Housing and Planning Act 2016 which was passed earlier this year enables a new requirement for a criminal record check to be required as part of any HMO licence applications or selective licence applications. Tip 3: The government is proposing to add a new condition to mandatory HMO licenses prescribing a minimum size of 6.5sqm for single rooms and 10.2sqm for double rooms. Tip 2: The government is proposing to extend the scope of mandatory HMO licensing to include self-contained flats occupied by five or more people from two or more households. But not all flats will be included. Specifically, flats in purpose built blocks which are made up entirely of flats (and have no commercial units) or where there are three or more flats in a block with commercial premises will not be included. Knowing the small print of your landlords insurance is important in lots of areas but especially flooding as you may need to act quickly in the event of a flood.

Floodline Warnings Direct is a free service that provides flood warnings by phone, text or email. You can also encourage your tenants to sign up for this service.

This week we have five tips to do this. Tip 1: 1 in 6 properties in England are at risk of flooding. To find out if your property is use the Environment Agency’s maps. All you need to do is enter the property address and you can find out: how likely it is that a place could flood in the future; what factors could cause or contribute to any potential flooding; and where to find more information about managing your flood risk.
