The #California #Association of #Realtors has introduced a bill which would overhaul critical provisions of #Proposition13. Proposition 13 currently provides important limitations on property tax assessments for qualified real estate.

The proposed changes could greatly impact #NewportBeach senior citizens who have benefited from property tax stabilization over the decades since Proposition 13 was first enacted. It is important to understand the proposed changes in order to prepare for changes in the #OrangeCounty housing market that are likely to occur if the measure passes.

Landlord and tenant disputes are quite frequent in the rental world. If a tenant fails to pay rent, violates terms of a lease or endangers lives of other occupants of the property, an unlawful detainer can be filed in court against the tenant with a valid legal reason behind it. In California, the process is long and requires many very specific steps. An attorney can help.

Nuisance issues in real estate disputes can be complicated, messy affairs. They can take a serious toll on you if you don’t have a trusted and experienced attorney by your side. Nuisance issues include any incident that offends residents, community, neighbors or passerby. Illegal activity, risks to human health such as pest infestations, and dilapidated buildings are all examples.

Lead paint is a substantial risk, particularly to young children. A pediatrician with the Los Angeles County Department of Public Health testified in one lawsuit that of all the environmental health problems facing children, lead was “No. 1, 2, 3, 4, 5, 6, 7 and 8.”

However, how this measure has come about offers a look into how far paint companies will go to avoid liability for exposing millions of children to their dangerous compounds.

What is a “Quiet Title”? A lawsuit that silences disputes over contested property, a quiet title is a complicated process that a skilled real estate attorney can assist you with. When your property is under siege of trespass, a quiet title lawsuit will help the plaintiff recover possession of that property from the unlawful or trespassing defendant.

We can take on the property owner’s insurance company when you’ve been injured. Property owners, public or private, have a responsibility to keep their premises maintained to safe standards so injuries don’t happen. When they fail, they are liable for the victim’s injuries.

Whether it is public or private property, you don’t deserve to be injured due to negligence. Many accidents occur on someone’s property, like dog bites or slip and falls. The injuries they leave behind can result in disability. Accidents cost money-and you have the right to compensation.
