Property Prices continue to Rise in Prince George, BC!


Here's a quick look at the local real estate market in Prince George, BC. These statistics give insight into the prices at which Realtors are currently selling MLS listings in the different local areas.



The month of July 2016 shows an increase in average selling price compared to the same time last year. This is the case for all nine Prince George zones, with the biggest increases being found in the City South East area at 61.8%. The average Sales price for July 2016 in this area is $312,500. However, due to the low volume of sales, this area is more susceptible to a wider range of prices differences from one year to the next. The abnormally high percentage increase can be due to the fact that older homes sell one year while newer homes are all that sell the next year.

City North: Average sale price - $290,000 up 0.2% compared to the same time period as year.

City South: Average sale price - $360,000 up 5.1% compared to the same time period as year.

City Central: Average sale price - $215,050 up 7.5% compared to the same time period as year.

City West: Average sale price - $263,500 up 7.2% compared to the same time period as year.

All City areas combined: Average sale price - $271,000 up 4.6% compared to the same time last year.



For rural properties the average selling precentage increase of houses with acreage ranges from as low as .9% in the West to as high as 15.9% in the North. However this does not incldue the Rural East at 21% because this area, similar to City South East, also has a low volume of sales. This make it difficult to find reasonable averages.

Rural North: Average sale price - $353,500 up 15.9% compared to the same time period as year.

Rural South: Average sale price - $319,850 up 8.4% compared to the same time period as year.

Rural West: Average sale price - $384,500 up 0.9% compared to the same time period as year.

Rural East: Average sale price - $292,750 up 21.0% compared to the same time period as year.

All Rural areas combined: Average sale price - $338,500 up 4.6% compared to the same time last year.

Here is an interesting article regarding the correlation of high home prices and Canadian debt. An interesting point shown in large cities is that there is a mix of low debt and high debt in very high priced areas. It shows that some of the people have lived there for a long time or have a lot of extra money to spend. Also, there are some in the area that are up to their eye balls in debt and if the interest rates change or they become unemployed for a brief time, they won't be able to maintain their debt load. I am a Realtor in Prince George, BC where we are experiencing a hot real estate market. In my opinion, when you compare our average home prices to the Canadian average, we are much lower. We are a major hub in central British Columbia. I think it is a great place to invest, because we are growing and affordable. At least we are growing. This is good news for the local prince george real estate market. Now is the time to sell a house in Prince George. Hopefully the investors know a good thing when they see it. I love Prince George ... not so much the winters, but I love Prince George.

Last year was a very good year for Real Estate and this year looks even better. If you are looking for a house now, there is not a lot of inventory in Prince George, but knowing the patterns of our City, we should have a large amount of listings in May. As soon as the snow is gone, everyone wants to sell. This video shows the power of Remax in Prince George. We sell almost half of everything in our city. The bottom line is that it is always a good time to invest in Real Estate.
