But this is May versus April...and it's virtually unheard of to see prices soften this early. [a 6.1% drop in that overall average equates to $55,704 in one month.] Then again, this is no "normal" market and, as we've noted before, many observers have been cautioning that it's not sustainable…”

"...In another continuing trend, one of the most important statistics in the report is that Total Active Listings figure which stood at 5,400 homes for sale. That's a 50.5% drop from one year earlier. What that means is, based on the monthly number of sales [8,014], we have an indicated forward inventory of two-thirds of a month… Just under 3 weeks of supply. And that’s with the Spring Market comin’ up fast..."

"...Bungalows in Toronto and the GTA remained very popular with Buyers…for varying reasons: Folks downsizing and who aren’t ready to give up their Bar-B-Qs and gardens for a Condo balcony are also preferring the vast majority of their living space on a single level; then there’s the builder/contractor crowd which finds Bungalows an attractive option for a “fix & flip”…or more substantial project…and younger owner/occupiers find them attractive for a combination of those reasons - the confines of a balcony, for example, especially if..."

"...Of the Freehold [as opposed to Condominium] type, Bungalows remained a very popular option with home buyers - for a variety of reasons: Matures & Seniors looking to downsize and have all or most of their living space on a single level while, at the same time, not giving up their yards, gardens, etc.; contractors and “flippers” like Bungalows because they’re often ripe for a relatively quick update / re-sale; lots of other “mainstream” buyers love the larger, more mature yards that Bungalows often offer - not to mention the potential for adding a second storey down the road as their families grow, for example..."

While overall Toronto & GTA price growth was strongest in the Detached home group, the increase in the number of homes sold was strongest in the Condo Apartment group in November.

Specifically, 1,009 Detached homes changed hands in Metro Toronto in November, up 12.9%, at an average sale price of $1,345,962, a 32.3% rise. In the balance of the GTA - "The 905" - 2,881 Detached homes changed hands, 13.6% more than last year, at an average price of $957,517, up 25.5% and creeping closer to that "million dollar average" landmark in The 905. Overall, those numbers come out to 3,890 Detached sales, up 13.4%, at an average sale price of $1,058,273, 27.6% ...appreciation of nearly a quarter of a million dollars on average...tax free, obviously, in most cases...
