I love doing home inspections because you never know what you will find. At a recent inspection, I was inspecting the air handler. When I opened the panel this is what I saw. If you look closely on the right you can see the green filter. Now look closely to the left side. See that square opening? That's where the filter is supposed to be installed. Made me smile.

Some sagging of floors is normal especially in older homes like I inspected today. But this is NOT!

So this was a first for me. At today's inspection, I was checking the master bath toilet. The water tank was hot. It appears that the plumbers messed up. The water for the toilet is connected to the hot water supply.

Did you know your supposed to periodically flush out your water heater? If you don't, this happens.

At yesterday's inspection, I told the buyers that the air conditioners were shot. In this case, I meant this literally and not figuratively. Both air-conditioners had bullet holes. #homeinspection

#homeinspection   #homeinspector   Here was a first for me. Yesterdays 1960 home had cast iron drains. Was testing the plumbing fixtures. When I went into the basement, there was a leak dripping from the ceiling. When I traced the leak this is what I found. It appears someone had cut a larger PVC drain in half, covered the cast iron drain, secured it with zip ties and sealed (or not) the seam with tar. Never know what we will find. SMH!

This is why you have to be careful with filliped homes. The inspected home looked beautiful. New paint, carpet counter tops etc. The problem (there were many), full of mold. It was lurking in places that most people don't look at. I found so much mold that was was not obvious. Here are just two pictures. One is the coils inside the air handler and the other inside the ducts. The buyers with 3 young children and expecting a new baby, was disappointed with the findings, but also thrilled to I found this unhealthy home for them to buy for their family.
