Another lovely review from an elderly couple, who we helped claim for burst pipe water damage repairs to their bathroom, hallway, living room and kitchen.

During our initial survey of the damage to this 35 year old property, we identified a lot of building materials that we suspected could contain Asbestos. These were 2 water damaged Artex ceilings and Marley tiles and bitumen (underneath the water damage engineered flooring) in the living room, hallway and kitchen. An independent firm tested them and Asbestos was found in all of the samples.

Our HSE licensed contractors safely removed all the asbestos. Once the re-assurance air tests were complete, we then installed our equipment to dry the concrete sub-floors in several rooms.

Once the concrete sub floors were dry, a new damp proof membrane, underlay and engineered flooring were laid. The 2 ceilings were also renewed and the walls in the hallway and living room were re-painted.

Thankfully IC Assist were called in to manage this kitchen ceiling repair. As the Loss Adjuster sent out by the insurer thought it was wallpaper underneath the plaster!

We disagreed. It was clearly an old stippled Artex coating and insisted that it should be tested for Asbestos.

We tested it and guess what? It contained Asbestos!

It pays to use a professional company like IC Assist to manage your claim as if the Loss Adjuster had brought in the insurers contractors to carry out the insurance repairs they would have disturbed the asbestos. This would have put everyone at risk and contaminated the property.

After removing the cracked ceiling and plasterboard, the Artex coating could clearly be seen sandwiched between the ceiling plasterboard and the plaster coating.

So a sample was carefully taken and it tested positive for Asbestos.

Do you think repairing this cracked plastered ceiling could be dangerous?

Yes - as the property was built in 1972 and there were Artex ceilings in other rooms of the house.

Before carrying out any repairs to this ceiling it must be tested for Asbestos first.
