Hey there, Scott Lewis here with A-Action Realty Inspection Services here today I'm doing an inspection in Fort Worth, the home was built in 1958 and it is all original it has never been updated other than the Air Conditioners, that kind of stuff. This Air Conditioner was built in 2001 it is a Lennox Unit and as you can see right here, the Air Conditioner is running. Couple things, one is pretty dirty, two it is not leveled at all you can see that, the insulation on the Freon line could be improved but the crazy thing about this unit is, the Air Conditioner is running the thermostat is on cool and I’ll show you that setting right now. Don't you love the green carpet? Thermostat setting is on cool, is set to 70 and if we go look at the outdoor unit, I mean the indoor unit which is in an exterior closet. You can hear it run, the coils and the heater are both working or both running so right now the air is going through the coils, cooling the air down and going through the heater and heating the air back up. Also if the thermostat is in the off position the heater will not shut off at all. This is why it is a good idea to have older homes and all homes inspected because it will keep it at a constant 75-74 in the house. http://homeinspectionsfortworthtx.com - This is Paul Ferris with A-Action Realty Inspection Services and I'm conducting a thermal scan of a house I'm inspecting in Irving TX. Basically during a thermal scan we are scanning the walls and ceiling looking for missing insulation, this particular house I did not find any issues with any of the insulation in the walls or the ceiling. Sometimes you can see really cool things with the thermal scan this happens to be a water heater, this house has a tank water heater that is mounted in the exterior of the house just opposite of the master bedroom here and you can see where it is. Another part of the thermal scan is checking the Breaker Panel for any overheating circuit breakers. Most of the of breakers in this house are the Arc breakers so they are always going to be a little hotter than your normal breaker and those are the ones you see that are really white, hot, it is only 100 degrees so is nothing really to worry about. Then when we get to the upstairs of the house we are going to look at the ceilings to make sure that the insulation is covering the floor of the attic properly and again this house I do not see any issues with any missing insulation anywhere. Those bright spots there are just the electrical outlets or excuse me not the electrical outlets but the light fixtures. I found the office staff very friendly & helpful. Your assistance requiring us to electronically transmit the signed contract to perform the inspection was helpful since we had no experience at doing that. Your follow-up calls prior to the inspection were helpful. The inspector (Taylor) was very patience & through performing the inspection & explaining what he found. The detailed write-up with pictures helped us with what actions need to be taken. I have almost no experience with home inspections so I have limited means to compare with past inspections. I would expect any inspection to be the same as I experienced.

Rich Parker here with A-Action Realty Inspections, today I'm inspecting a property that is built in the Dallas - Fort Worth Texas area. It was built in 2017, so it's a brand new build. Today, I'm looking at where the A/C drain line the primary drain line for you air conditioning unit that ties underneath your sink. Now your air conditioner is also a dehumidifier and in the summer it pulls humidity out of the air. That moisture then goes down the primary drain line and normally ties in underneath the sink. I'm looking to where that drain line ties underneath the sink today and I want to show you what I found. The drain line, there underneath the sink, is completely cracked. That is going to restrict the flow of the water into the drain. Causing it to possibly back up into the pan and possibly overflow. Again, A-Action Realty Inspection, we are here for you!

Rich Parker here with A-Action Realty Inspections today I'm inspecting property in the Dallas Fort Worth Metroplex it was built in 2005 so is just a little over 10 years old. One of the things we look for in an inspection is also the wood destroying insects. All of our licensed inspectors also carry a wood destroying insect license one of the things we're looking for is termites, carpenter ants any wood destroying insects. Today I'm going to show you a couple of findings. Here in the garage, that's a tube running up the side of that trim board. So termites are entering the house and are actually inside that wall. We're gonna go back over this side, I see that the soil line is too high. Termites have actually entered into that weep hole. Little further into the inspection I'm gonna over to the front of the house, back and behind those bushes you gotta climb back in there and sure enough, back in that corner there's another mud tube. So Subterranean Termites live in the ground, they build a little dirt tube when they come up. You wanna visibly be able to see those dirt tubes, that tells me that termites are actually in the ground and they're coming up they have to go back to the ground for their moisture. Rich did a fantastic job on the home inspection on my first home purchase. Communication with A-Action was quick, easy, and to the point. They gave me a reminder the day of the inspection and accommodated my needs. Rich was able to inspect most of the home before I arrived and walked me through everything he found. He was knowledgeable, personable, and felt like someone I could trust. http://a-actionhomeinspection.com - Hey, this is Scott Lewis with A-Action Realty Inspection Services and I am here in Dallas inspecting a pool. I just wanted to show you a couple of my findings, that you do see with older pools. One, it's not an anti vortex drain cover. Anti vortex drain covers are needed so you can't get sucked to the bottom of the pool. Another finding that I found is, there's a crack, and it's hard to see, but it's running straight down the middle of the pool. Now whether that crack is deep enough to leak or not, is hard to tell. So I am recommending that a pool company does come out and do some kind of leak test on it. Skimmer baskets, these skimmer baskets, you can see how their damaged and cracked, that could lead to water getting behind the skimmer basket, and that could lead to upheaval the deck. You can see how the pool cover, drain cover, is not anti vortex, just like the spa cover is not anti vortex. The deck's kind of cracking a little bit, kind of damaged. The caulking, at the tile and the deck, you can see can be improved or deco sealed. And also there's a diving board in place. Diving board in place, you know the Product Safety Commission says you can get hurt with a diving board, so it's good to remove it. This is the other skimmer basket here. And as we go to the pool equipment, it's definitely older equipment. You can see that the box is weathered and rusted. You have two timers in here, one for the cleaner, one for the pool pump. The pool pump was on, but the cleaner was not on, there is no sweeper in place, so I don't know if it's working or not. I know the pump is turning on, but there's no sweeper in place for the inspection. You can see there's a spa, but there's no heater either, so, can't test the heater. Here is your pool equipment, that's the cleaner pump, that's the filter pump. As you can see that there is water all around it, so there is a water leak at the equipment somewhere. Also, the pool's reading's about 22 PSI, anything over 20 is high, and that filter should be backwashed with the filter. You can see the bonding straps here, and it has metal piping. There's no bonding straps on the metal piping, so anything that's metal, should be properly bonded at the pool equipment. And that's just a quick find with A-Action. Hopefully when you’re buying a house with a pool, you won't see some of the things I just found. Thanks.
