Never-ending construction noise and no peace and quiet with a company like Hollyburn. Constantly forcing people out and upgrading suites to maximize profits. Forget quality living. Supreme greed, constant rent increases, terrible building service. Bug infestations and obnoxious, loud, disrespectful new tenants brought in to drive long term residence out.

Hollyburn just google them they've made the news many times due to there renovictions. I moved into Arbutus Court in Marpole and had to move out after 6 months the place was over run by rats and I was lucky but there were many notices about bedbug infestations. Kevin the resident manager and the caretakers Leo and Jessica would not ever spend the money to get proper care by a true professional pest company. Stay away from this pace.

Hi Craig, Thank you for reaching out again. Hollyburn Properties acquired Arbutus Court in October 2015. There were many outstanding deficiencies and maintenance requests at the building that, for the past three months, we continue to systematically address. We currently employ the professional company Solutions Pest Control to handle any pest related issues. Awful!!! - The building always smells like marijuana. - I can never make any kind of noise in my apartment (no matter the time) because the manager comes immediately and threatens to take me to the court or calling the police. However my neighbors seem to have a party almost every night. Make noise and listen to music until 4 am. - The manager does not work Tuesdays, Fridays or weekends, (even today, Wednesday she is off too) I can never get a hold of her. - We were promised a locker and a bicycle room. It's been over 7 months and we are still waiting. - We did get laundry machines tho (which is pretty much the only good thing about the building)

The management staff is super friendly and helpful. They are easy to reach all the time. Building facilities are always clean and well maintained. The only down side is the wait time to get things finished in the suite. It is taking a bit longer than I expected. Otherwise I am really satisfied.

Absolutely never plan to live at any hollyburn property. Guaranteed Construction, shutdowns and maximum rental increase every single year. Even on parking. Soon to be on laundry No Doubt. Before accepting any rental agreement know without a doubt that every single year you will be having an increase in rent adding up to an extra 600-1200 per year every year. You will receive your first notice of rental increase approximately 8 months after you take first possession of the apartment and every 12 months after on that date. The protective curtains in the elevator never come down because this place is a revolving door. 5 to 10% turnover rate every single month. No bike storage. I should probably not mention the storage because when they read this review they will forget that they haven't increased rent on those yet. Absolutely stay away stay away stay away.

The only thing good about living with Hollyburn is the location, either then that I would move out as soon as possible. The manager is never around, and stuff around the building, like stairway doors have been broken for months. Even worse is the "secure" locker area which has been broken in too 4 times in the one year I have lived here, and nothing is done about it, or even notified when break ins happen. Worst of all is that we have ants in our building!! And management says they are trying to get rid of them, but have done NOTHING.

The managers are great! They always make sure the environment is comfortable for all the residents. We have lived here for three years and we love it here! It is super convenient with the mall 10 minutes away by foot, swimming pool and the gym are also great. We are happy to live here.

I moved into a Hollyburn apartment 5 months ago and it is my first home away from my parents, and on my own. Hollyburn has made the experience very enjoyable. I live in an 11 story building in Vancouver and I feel lucky to have had such success with my first place. The on-site property managers, Mirela and Mihai, are what make it. The building is always clean and I like how they decorate the lobby for every holiday. On one occasion, I had my purse stolen and the property managers woke up at 6 am to change my locks, without any complaint. Overall I can’t say enough good things about my new building.
