Today is our last instalment in our mini series on using psychology to sell your home quickly and for a great price, and it's all about smells - eliminating the bad ones and creating the ones that make people fall in love with your property!

Why scent matters
Along with the shades that you paint over your walls, the scents that you employ can really begin to tip the odds of landing a sale in your favour. If the idea of using smells to try to push people towards taking a certain action seems odd, the idea of 'scent marketing' should confirm to you that some people put a lot of faith (and money) into the notion. Psychologists have long known about the link between smell and memory and therefore emotions!

So, how should my home smell?
There are a number of scents that you can employ when people are coming to view your home that should begin to conjure up a pleasant sense of warmth, safety and nostalgia. A study conducted on retail consumers by a researcher from Washington State University showed that sales increased when there was a single, natural aroma in the room as opposed to multiple different smells being used.  

The golden rule is that you want a single fragrance such as fresh baking, flowers or fresh air (especially if you've just mown the lawn - everyone loves that fresh-cut grass smell wafting in the windows!).

What should I avoid?
Trying to pack in the artificial scents on the other hand such as sprays and plug-ins can spread the sense of artificiality and trying to force a sale. Of course, any obviously-bad smells such as an overflowing bin in the kitchen or pet odours (which you may not even notice yourself - but if you have pets, chances are there's an odour) should be gotten rid of.

You should always keep in mind that you want to create a favourable impression in the minds of your visitors rather than trying to directly influence the sale. Most buyers will want to think that they arrived at the decision to purchase by themselves, objectively. All you can really do is set up the environment that they walk into and let their mind do the rest!
